Is my interest rate guaranteed? It is important to ask the lender how long they guarantee the quoted interest rate. Some lenders guarantee the rate for 20, 30, 45, 60 or 90 days. Other lenders may only agree to set a rate when the loan is approved. On occasion, lenders will not set a rate for the loan until just before closing. A longer guarantee period allows you to protect the rate for a longer length of time, which could be beneficial to you in a volatile interest rate market. Also, be sure to inquire whether long guarantee periods are available and what additional costs may be involved. Shopping Rates A very important reason you need to have at least some idea of your down payment is for shopping interest rates. Some loan programs charge a slightly higher interest rate for minimal down payments. Plus, the interest rates for different loan programs are not the same. For example, conventional, VA, and FHA all offer fixed rate loans. However, the rates vary from one program to another. If you shop lenders by phone, the loan officer will be able to tell which programs fit and quote you rates accordingly. However, if you are shopping on the internet, you have to have some idea of your loan program on your own. Many of the reasons for a loan denial can be corrected over time. These may include that you show insufficient money for a down payment, excessive debt or a poor credit history. Once your financial situation or credit profile has improved you can apply again for a loan. Usually, larger mortgage bankers are much better at promoting special first time buyer programs, cooperating with states and local governments. These programs will have slightly lower interest rates and costs than the current market rate. To qualify for these programs, your income must usually fall below a median average for the area and you must not have owned your residence for the last three years. Is there a prepayment penalty on the loan? Ask about the duration of any penalty period and how the fee would be calculated. This is important if you think you will sell your home before the mortgage is paid off, which most homeowners do. What is escrow analysis? Escrow analysis is the process used to determine if the escrow portion of your payment is enough to pay your escrow items (usually tax and insurance bills) for the coming year. The method and format of the analysis is prescribed by federal regulation. The first step in the escrow analysis process is forecasting or estimating the amounts of each of the escrow items we will pay on your behalf in the coming year. Based on these estimates, we then adjust your monthly escrow collection to insure we will have sufficient funds to pay these bills when they become due. We also determine the current escrow balance needed to pay these upcoming bills, and compare this amount with the balance actually in your escrow account at the time of the analysis. Due to changes in the amount of tax and insurance bills, we often discover there is either a surplus or a shortage in your escrow account. How long before I can get my loan? The settlement closing of a loan requires about 30 days from the date of the locked-in rate. While at settlement, you will read and sign numerous documents related to the purchase or refinance of your property. Your settlement agent will be able to answer any questions you may have regarding these documents. Settlements usually run smoothly and are completed within 60 minutes. Property Taxes These are taxes paid to local governments, usually charged as a percentage of the property value. Your lender collects the taxes through your monthly payments. The amount of tax will vary depending on the location of the home. Financial Education, Available Products In some programs, senior homeowners must complete an approved financial education session -- sometimes called counseling -- before they can fill out an application for a reverse mortgage. Reverse mortgages are offered by banks, thrifts, mortgage banking firms, consumer finance firms, and financial services corporations. If you are buying a condominium (or an area with HOA fees), subtract out an approximate figure to cover homeowners association fees. What you are left with is your maximum principal and interest payment. Pre-Approval can be obtained within a week of the completed loan application.
