Yes. However, it would also take years to break even on your fees. Paying costs assumes rates will never get better and you will never refinance or move. If you invest what you would have paid in fees in mutual funds, you will likely make money. No cost loans make sense if your new rate is lower than your old rate it is that simple. With interest rates at an all time low and looking to stay that way, now is a fine time for mortgage borrowers. For those with repayment mortgages, where every monthly payment chips away at both the capital owing and the interest on the loan, things should be ticking along nicely. For those with interest-only mortgages, though, the outlook is slightly different. On FHA loans, mortgage insurance is provided by the Federal Housing Administration, an agency within the U.S. Department of Housing and Urban Development. Balloon Programs A balloon mortgage loan is a type of mortgage loan that has a short term (typically 5 or 7 years), but the monthly payment is computed using a 30 year term. When a borrower uses a balloon loan, he/she will make the monthly payment for the scheduled loan term (5 or 7 years). When this loan term is over, the borrower is required to pay off the remaining balance in one lump-sum payment. If the borrower decides not to sell the property after the loan term is over, the borrower has the option to refinance the mortgage with a new one. A 7/23 balloon mortgage gives the borrower the option to convert to a fixed rate program (for a nominal fee) after the initial term (7 years) is over. If the conversion feature is used, the interest rate for the remaining term of the loan (23 years) will be adjusted once to reflect market conditions, then remain fixed for the remainder of the loan term. Realtors have differing opinions and, as a group, their opinions have changed over time. In the past, most would often recommend portfolio lenders - because they almost always closed the deal. As time passed, mortgage bankers and mortgage brokers became more important, and agents switched along with the changing times. These wholesale divisions offer loans to mortgage brokers at a lower cost than their retail branches offer them to the general public. The mortgage broker then adds on his fee. The result for the borrower is that the loan costs about the same as if he obtained a loan directly from a retail branch of the wholesale lender. Most often a Realtor will direct you to a specific loan officer who has demonstrated a track record of service and reliability -- or a loan officer who works for a lender affiliated with their real estate office. Most lenders want to see 24 months of on-time mortgage payments in order to approve a best credit loan. So, if you get that 2/28 loan with a two-year prepayment penalty, you can pay the higher interest rate, rebuild your credit, and refinance for a better interest rate at the end of two years. Be careful about submitting multiple loan applications or line of credit applications. Some lenders will also look at how many inquiries have been made into your credit report recently. They might believe that a large number of inquiries means that you have applied for a large amount of credit recently. If you apply for new lines of credit, lenders might believe that you have been turned down by other lenders. Lenders also are wary if they believe that you are accumulating new credit accounts, which might indicate you have become a poor credit risk. Conventional financing refers to home loans that have not been guaranteed by the FHA or VA. These loans may require a larger down payment, or the purchase of private mortgage insurance. Both fixed rate and adjustable rate loans are available with conventional financing.For example, say the loan officer decides he and his branch are going to earn one point. When you call and ask for a rate quote, he will add one point to the cost of the loan and quote you that rate. According to the rate sheet above, seven percent will cost you zero points. Six and three-quarters percent will cost you one point. |
