Is my interest rate guaranteed? It is important to ask the lender how long they guarantee the quoted interest rate. Some lenders guarantee the rate for 20, 30, 45, 60 or 90 days. Other lenders may only agree to set a rate when the loan is approved. On occasion, lenders will not set a rate for the loan until just before closing. A longer guarantee period allows you to protect the rate for a longer length of time, which could be beneficial to you in a volatile interest rate market. Also, be sure to inquire whether long guarantee periods are available and what additional costs may be involved.

A home equity loan is advanced in one lump sum. You make fixed monthly payments over a fixed term and are charged interest only on the unpaid balance. A loan makes it easier to budget since your monthly payments are fixed over the life of the loan.

The front ratio is the percentage of your monthly gross income (before taxes) that is used to pay your housing costs, including principal, interest, taxes, insurance, mortgage insurance (when applicable) and homeowners association fees (when applicable). The back ratio is the same thing, only it also includes your monthly consumer debt. Consumer debt can be car payments, credit card debt, installment loans, and similar related expenses. Auto or life insurance is not considered a debt.

Zero points is called par pricing. Numbers in parentheses indicate premium or rebate pricing, meaning that instead of having a cost, money is actually paid back to the loan officer and the branch for originating a loan at that rate.

Can I convert my loan to a fixed interest rate? Some ARM loans give you the option of converting your loan from an ARM to a fixed rate loan. This opportunity is usually only available for a limited period of time. If the loan is not converted to a fixed rate during this time period, the interest rate will continue to adjust for the life of the loan. Please refer to your loan agreement to determine whether or not your loan contains a conversion option. If it does, the loan documents will specify when this option is available, and how the conversion rate is calculated.

Know your rights if you have been turned down for a loan. The lender must explain in writing why the loan was turned down, within 30 days from your submission of a completed application. You will receive an adverse action notice stating a specific reason for the denial. The notice will also tell you which federal agency to contact if you think the lender or mortgage broker has illegally discriminated against you.

What is a rate lock-in? A lock-in, or rate lock option, ensures the borrower a commitment to a specified mortgage rate, including not only the interest rate but also its discount/origination points. The borrower must agree with an authorized representative of East West Mortgage Company for a specific interest rate in order to choose this option. It is also possible to choose not to lock-in a specific rate, but instead to float for a certain number of days. Floating means simply a borrower electing to have interest rates move up and down according to market conditions until a specific rate is elected to be locked-in. All borrowers electing this option must lock-in a rate and its discount points at least five (5) business days prior to a scheduled settlement, or else your settlement will be delayed.

How is my interest rate calculated? The initial interest rate on your loan was determined by the competitive market of rates in the mortgage lending industry for your particular ARM product at the time your loan was originated.

How Much House Can You Afford? Debt-to-Income Ratios To determine your maximum mortgage amount, lenders use guidelines called debt-to-income ratios. This is simply the percentage of your monthly gross income (before taxes) that is used to pay your monthly debts. Because there are two calculations, there is a front ratio and a back ratio and they are generally written in the following format: 33/38.

FHA financing means the Federal Housing Administration (FHA) has guaranteed the repayment of the loan to the lender. Because there is less risk involved for the lender, a smaller down payment is often possible. But FHA loans require the borrower to pay mortgage insurance premiums. The amount of this premium varies; check with your lender if you have questions. Both fixed rate and adjustable rate loans are available with FHA financing.
