You can use a home equity loan or line of credit for almost any expense -- to buy a car, consolidate debt, build an addition, remodel your home, or pay college tuition. Many people use home equity loans to pay off higher interest debt such as credit cards, auto loans, and personal loans.

Once your credit check, appraisals and verifications are complete, this “credit package” is reviewed by an underwriter who makes the loan decision. If your loan is approved, your lender will issue you a loan commitment (a binding agreement) to lend you the money. The commitment spells out all the details of the loan including all charges and fees, closing requirements, and any important conditions including: A list of documents you will need for closing; Information on when the commitment expires; and Important information you should know when closing on your home. The loan commitment may also may have certain conditions that you must meet before the loan is granted—bills you must pay off, or special requirements of the homeowners association, fox example.

Pre-approval is a new trend in the mortgage industry that allows a borrower to be pre-approved for a loan before shopping for a home. Sellers and real estate agents will know you are a serious and qualified buyer. Pre-approval can be obtained within seven days of filling out the online loan application. Final approval of the loan will be subject to an appraisal of the property.

Age Restriction for Reverse Mortgages In general, reverse mortgages are limited to borrowers 62 years or older who own their home free and clear of debt or nearly so, and the home is free of tax liens.

15, 30 Year FHA Programs An FHA mortgage loan is insured by the Federal Housing Administration (a division of the (HUD)). Although mortgage lenders provide the mortgage funds, the FHA sets underwriting standards for approving applicants. In many cases, FHA underwriting guidelines are more lenient than conventional (not government insured or guaranteed) underwriting guidelines. This leniency makes it easier for borrowers to qualify for a mortgage loan (low down payment requirements and a higher monthly debt allowance). FHA limits the types of loan programs it insures, but it will insure the more popular 30 year fixed, 15 year fixed and one year adjustable loan programs. However, borrowers are limited to the amount that they can borrow using an FHA-insured mortgage. How Much House Can You Afford? Debt-to-Income Ratios To determine your maximum mortgage amount, lenders use guidelines called debt-to-income ratios. This is simply the percentage of your monthly gross income (before taxes) that is used to pay your monthly debts. Because there are two calculations, there is a front ratio and a back ratio and they are generally written in the following format: 33/38.

The guidelines are just guidelines and they are flexible. If you make a small down payment, the guidelines are more rigid. If you have marginal credit, the guidelines are more rigid. If you make a larger down payment or have sterling credit, the guidelines are less rigid. The guidelines also vary according to loan program. FHA guidelines state that a 29/41 qualifying ratio is acceptable. VA guidelines do not have a front ratio at all, but the guideline for the back ratio is 41.
