bad credit home loan - Tennessee TN: Loans & Mortgages :: Refinancing :: Bad credit loans :: First time buyers home loans :: Advice on the best loan for you :: Mortgage advisor. Which mortgage is best for me?What are closing costs? What is an Escrow Account? Closing costs and procedures vary from state to state and from county to county. In some jurisdictions, an attorney represents the lender. In others, the title company represents the lender. There may be state or county transfer taxes to be paid. There may also be fees for recording certain documents. There are also standard charges that are paid at all closings. Taxes, title insurance premiums, and interest on the loan pro-rated from the closing date to the end of the month. Learn more about negative amortization For a 30 year purchase conventional loan*: 3.00% down = 1.04% of your loan amount 5.00% down = .78% of your loan amount 10.00% down = .52% of your loan amount 15.00% down = .32% of your loan amount 20.00% down = .00% of your loan amount * These rates are typical for all states except South Carolina (a little less). Fees can vary slightly for refinance transactions and a little more for investor properties. These rates will remain constant for 10 years and will drop to .20% beginning in year 11. If you choose to convert to a fixed interest rate, the conversion rate may be higher than your adjustable rate, and slightly higher than the current market rate for new fixed rate loans. However, the cost to convert your ARM to a fixed rate loan is usually substantially lower than the cost of refinancing. Will you adjust the amount of my mortgage payment if my tax bill is going to change? We base the monthly tax escrow collection for new loans on the information provided to us at the time your loan closed. For all other loans, we estimate your future tax bills based on the last amount we paid. If you believe the amount we have estimated is incorrect, you will need to contact your tax office for more information. Your tax office can either confirm the amount we have is correct, or provide you with something in writing which shows a different estimate. Benefits of Using an FHA loan. Are there fees? Who pays them? and How are they paid? Fees such as appraisal, title, escrow, and credit report fees are being incurred, but the new lender pays for everything to get you as their client. The new lender also pays East West Mortgage to perform the service. You, however, pay nothing and will not have any costs rolled into the new loan amount. Usually, larger mortgage bankers are much better at promoting special first time buyer programs, cooperating with states and local governments. These programs will have slightly lower interest rates and costs than the current market rate. To qualify for these programs, your income must usually fall below a median average for the area and you must not have owned your residence for the last three years. How are surpluses and shortages handled? If your escrow analysis reflects a surplus over $50.00, a check for the surplus will be sent to you along with your escrow analysis. If the surplus is less than $50.00, this amount will be divided by twelve and used to reduce your monthly escrow payment. If your escrow analysis reflects a shortage, we collect the shortage over the next twelve months by adding one-twelfth of the shortage amount to your monthly mortgage payment. If you prefer, you may pay the shortage in full, and we will adjust your monthly payment amount accordingly. Risk and Market Fluctuation Even when it is easy to predict a trend in interest rates, choosing not to lock in is a risk. That is because, even in the middle of a trend, the daily fluctuations of interest rates can be extremely volatile. Daily economic news affects interest rates, sometimes dramatically. The company you make your payments to very rarely owns your loan. They are the servicer of your mortgage. They are called the servicer because they are simply servicing your loan for the institution that does own it. Real Estate TaxesOnce your loan has been packaged into a pool and sold to Fannie Mae, Freddie Mac, or Ginnie Mae, the lender gets additional funds so they can make more loans (to service in their portfolio) and sell to those institutions, so they can get more money, and so on.... This is the cycle that allows institutions to lend you money. No Income Verification We offer an exceptional menu of loan programs to borrowers with good credit history who wish not to document their income. The income is stated but not verified, and this program is ideal for self-employed borrowers with complicated tax returns and financial statements. Salaried and retired borrowers are also eligible. Equally important is the service a financial institution will provide. How sensitive will they be to your concerns? How speedily will they react to your requests? |
