What if I want to change insurance companies? You may choose to change insurance companies at any time, but the procedure you follow will depend on whether you make this change mid-term (before the current policy expires), or when your current policy is up for renewal: Changing Mid-term - If we collect funds through escrow for your insurance and have already paid the premium for your current policy, we do not have funds to pay the new policy. In this situation, you must pay the premium for the new policy yourself and send us a copy of the new policy along with a paid receipt so we may update our system. You should also cancel the old insurance policy, and request a refund of any unused premium. When changing insurance companies, the effective date of the new policy must be the same as the cancellation date of the old policy, so there is no lapse in coverage. Hazard Insurance This insurance is a contract that protects you from any financial losses on your property that might result because of fire, flood, or any other hazards. Fixed Rate MortgagesTypes of Mortgage LendersThe mortgage insurance on conventional loans is typically referred to as PMI, or Private Mortgage Insurance. This type of mortgage insurance coverage is provided by private companies. A home equity loan is advanced in one lump sum. You make fixed monthly payments over a fixed term and are charged interest only on the unpaid balance. A loan makes it easier to budget since your monthly payments are fixed over the life of the loan. Without this coverage, there may not be funds available to repair your home in the event it is damaged.Is my interest rate guaranteed? It is important to ask the lender how long they guarantee the quoted interest rate. Some lenders guarantee the rate for 20, 30, 45, 60 or 90 days. Other lenders may only agree to set a rate when the loan is approved. On occasion, lenders will not set a rate for the loan until just before closing. A longer guarantee period allows you to protect the rate for a longer length of time, which could be beneficial to you in a volatile interest rate market. Also, be sure to inquire whether long guarantee periods are available and what additional costs may be involved. The Advantages of Different Types of Mortgage LendersAttorney/Closing Agent The attorney or closing agent is responsible for ensuring that all documents have been completed properly including those related to the title search and title insurance. The closing agent will explain all closing documents to you and the seller, obtain your signatures, and record the documents with the appropriate local governments. He or she also will collect the transaction fees and give them to the appropriate parties. Due on Sale - Some loans do not allow assumption by another party, and are referred to as due on sale. If your loan contains a due on sale provision, the loan must be paid in full if your property is transferred in violation of the loan documents. What is the property worth? The lender will want to know the value of the prospective home. The loan amount approved will depend on the value of the property to be determined by an appraiser. This appraisal is to ensure that the lender can recover the money he lends, even if you stop making payments. If the borrower fails to repay the loan, the lender has the right to sell the home to pay off the loan -- a process known as foreclosure. What kind of lender is best? If you talk to a loan officer, he (or she) will probably say the lender they work for is the best and give you a list of reasons why. If you meet the same loan officer years later and he works for a different kind of lender, he will give you a list of reasons why that type of lender is better. 30-Year: In the first 23 years of the loan, more interest is paid off than principal, meaning larger tax deductions. As inflation and costs of living increase, mortgage payments become a smaller part of overall expenses. 15-year: Loan is usually made at a lower interest rate. Equity is built faster because early payments pay more principal. |
