Hazard Insurance This insurance is a contract that protects you from any financial losses on your property that might result because of fire, flood, or any other hazards. Balloon Programs A balloon mortgage loan is a type of mortgage loan that has a short term (typically 5 or 7 years), but the monthly payment is computed using a 30 year term. When a borrower uses a balloon loan, he/she will make the monthly payment for the scheduled loan term (5 or 7 years). When this loan term is over, the borrower is required to pay off the remaining balance in one lump-sum payment. If the borrower decides not to sell the property after the loan term is over, the borrower has the option to refinance the mortgage with a new one. A 7/23 balloon mortgage gives the borrower the option to convert to a fixed rate program (for a nominal fee) after the initial term (7 years) is over. If the conversion feature is used, the interest rate for the remaining term of the loan (23 years) will be adjusted once to reflect market conditions, then remain fixed for the remainder of the loan term. One private company has also designed and offers its own proprietary reverse mortgage product. Financial Freedom Senior Funding Corporation, based in Irvine, CA, offers directly and through correspondent lenders a product called the Financial Freedom Plan. A jumbo reverse mortgage, it is available in larger sizes than possible under the Fannie Mae or HUD programs. The Financial Freedom Plan is only available in a limited number of states. As of mid-1999, The Financial Freedom Plan was available in six states (Arizona, California, Colorado, Nevada, Oregon, Utah, and Washington), but is expected to be extended to other states. If you have a conventional loan - The investor who owns your loan determines the specific guidelines for cancellation of the Private Mortgage Insurance, or PMI, and these guidelines may change at any time. PMI must be maintained until you have at least 20 percent equity in your home, and some investors require more equity before PMI can be dropped. Deduct that amount from the total the lender wants you to spend on housing costs and consumer debt combined. Now you know the maximum the lender wants you to spend for housing costs, unless the figure is greater than 33% of your monthly income (there are exceptions, of course). Your Down Payment Funds for down payment normally are required to be documented and verified as your own. Securities with the current market price can be used. Bonds can be used. Funds secured by collateral can be used. Money from family can be used in FHA loans as long as it does not have to be repaid. Checking and saving accounts will be reviewed for stability. This is so that you cannot borrow money to satisfy a certain down payment requirement. Each program has its own requirements and each borrower has his/her own circumstances. One way you used to be able to distinguish a direct lender was from the fact that the loan documents were drawn up in their name, but this is no longer the case. Even the tiniest mortgage broker can make arrangements to fund loans in their own name. How Do I Get the Best Rates? And Locking Your Loan. Everyone wants to get the lowest rates. In addition, everyone is looking for the lowest fees. Not to mention, all borrowers expect exceptional service. These goals are not unreasonable, but you need to know a little more about each category. Pre Foreclosure Sale - It is also called a short payoff.
