Cash-out refinancing differs from a home equity loan in a couple of ways. First, a home equity loan is a separate loan on top of your first mortgage; a cash-out refi is a replacement of your first mortgage. Second, the interest rate on a cash-out refinancing is usually, but not always, lower than the interest rate on a home equity loan. In Canada, the reverse mortgage product available is called the Canadian Home Income Plan. In addition to the National Reverse Mortgage Lenders Association, information on reverse mortgages is available to consumers from a number of different sources. Mortgage Rates and Pricing Locking in Interest Rates The rate sheet on the previous page was incomplete. Time is a factor in pricing interest rates, too. Because interest rates change daily (and sometimes during the day) the longer a lender locks in a rate, the more risk that they have the market will move against them. Therefore, you pay more (in points) for a longer guarantee. Should I choose a loan with negative amortization? LOAN generally recommends that people stay away from these types of loans due to the high risk. Most adjustable rate mortgages (ARM) adjust the payment when the interest rate changes. However, negative amortization ARMs have a fixed payment option, even when the interest rate increases. Therefore it is possible that the total loan balance may actually grow over time. Why should I buy a home?Hazard Insurance This insurance is a contract that protects you from any financial losses on your property that might result because of fire, flood, or any other hazards. The front ratio is the percentage of your monthly gross income (before taxes) that is used to pay your housing costs, including principal, interest, taxes, insurance, mortgage insurance (when applicable) and homeowners association fees (when applicable). The back ratio is the same thing, only it also includes your monthly consumer debt. Consumer debt can be car payments, credit card debt, installment loans, and similar related expenses. Auto or life insurance is not considered a debt. Understand the difference between an equity loan and a credit line Equity loans are closed: You get all your money up front, then make payments on that fixed loan amount until the loan is paid. Equity credit lines are open: You can get an initial advance against the line, then reuse the line as often as you want during the period the line is open. Locking In Lenders are often asked whether to lock in a loan or to float your interest rate in hopes of getting a better rate. Unless you can predict the future of our economy, The Expert strongly advises each borrower to lock in his or her loan upon completion of an application or at the earliest possible time allowed by your lender. Rates change with most programs without notice. By the time you learned about negative information in the sensitive interest rate market, it would probably be too late to capture the old prices. The Expert has learned that things get bad a whole lot faster than things get good and suggests that each borrower lock their rate when they can.
