Changing At Renewal - If we collect funds through escrow for your insurance and you wish to change insurance companies at the time your current policy comes up for renewal, we will pay the premium for the new policy from funds currently held in your escrow account. However, you must contact our Customer Service area at 1.800.367.6448 at least one month prior to the renewal date and advise us you are changing companies, so we do not pay the renewal premium for your old policy. You must also make sure your agent sends us the premium billing for the new policy before the old policy expires. When changing insurance companies, the effective date of the new policy must be the same as the expiration date of the old policy, so there is no lapse in coverage. If you are asking the seller to pay all or part of your closing costs, you have to be certain your loan program allows what you are asking. For smaller down payments, lenders allow the seller to pay less closing costs than for larger down payments. Some loan programs will allow a seller to pay certain types of costs, but not others. Principal The original balance of money loaned, excluding interest; also, the remaining balance of a loan, excluding interest. Two major agencies—the Federal National Mortgage Association (FNMA) or Fannie Mae and the Federal Home Loan Mortgage Corporation (FHLMC) or Freddie Mac—can purchase conforming loans. For lenders who sell their loans after they are closed, there is an extremely liquid market. But the availability of potential buyers is reduced greatly when the loan amount goes above the conforming limit. To attract enough buyers for these loans, a lender often increases the rate on non-conforming loans. The conforming loan limit is adjusted annually at year-end by FNMA and FHLMC. Some lenders also have their own guidelines for dollar differentiation between conforming and non-conforming loans. Do I need title insurance? The lender will check the title to the property to make sure there are no outstanding liens or title problems. The lender requires, and sometimes will arrange for, title insurance to protect the property against unforeseen problems. This is called a “lender’s” title insurance policy. You may want to obtain title insurance to protect your own interest in the property. This is called an “owner’s” title insurance policy. These policies ensure that your property is free and clear of any title defects, claims or encumbrances. This adjustment is based on changes in a pre-selected index, and will take place according to a pre-defined schedule (generally every six months or every year). Your interest rate and monthly payment will fluctuate based on changes in your index. The most common indices are the Treasury Bill, Certificate of Deposit (CD), LIBOR and COFI. What points or origination fees are applied, if any? Points are prepaid mortgage interest, and you may have to pay points at closing in order to get a lower interest rate on your mortgage loan. Attorney/Closing Agent The attorney or closing agent is responsible for ensuring that all documents have been completed properly including those related to the title search and title insurance. The closing agent will explain all closing documents to you and the seller, obtain your signatures, and record the documents with the appropriate local governments. He or she also will collect the transaction fees and give them to the appropriate parties. One way you used to be able to distinguish a direct lender was from the fact that the loan documents were drawn up in their name, but this is no longer the case. Even the tiniest mortgage broker can make arrangements to fund loans in their own name. Sometimes the home owner would like to lower the total amount they pay in interest, but cannot afford the upfront costs of getting a new mortgage. However, modern mortgage packages make it possible to minimize or totally eliminate out-of-pocket expenses. Those who do the sensible thing and invest for the term of their mortgage invariably choose equity-based investments, as these traditionally offer the best returns over the long term. So, for example, borrowers picked personal equity plans (Peps) when they were available, and now often opt for individual savings accounts (Isas) and other pooled investments, including pensions. Items Paid in Advance (Prepaid Escrows) Most lenders require you to pay for some items that will be due after closing. These pre-paid items usually include first year insurance premiums (for hazard and mortgage insurance) and real estate taxes. |
