Why is the Annual Percentage Rate (APR) on the Truth in Lending Disclosure higher than the rate shown on my mortgage note? The APR rate reflects the cost of your mortgage loan as a yearly rate. This rate is generally higher than the rate stated on your mortgage note because the APR includes other costs, such as origination fee, loan discount points, and pre-paid interest. The APR allows you to compare, in addition to the interest rate, the total cost of financing your loan, among various lenders. FHA financing means the Federal Housing Administration (FHA) has guaranteed the repayment of the loan to the lender. Because there is less risk involved for the lender, a smaller down payment is often possible. But FHA loans require the borrower to pay mortgage insurance premiums. The amount of this premium varies; check with your lender if you have questions. Both fixed rate and adjustable rate loans are available with FHA financing.Benefits of Using an FHA loan.In some cases, loans may be forwarded to one of our lending partners. If this applies to the loan product you select, you will be notified before any personal information is collected. Ready to search for rates?Click here Zero points is called par pricing. Numbers in parentheses indicate premium or rebate pricing, meaning that instead of having a cost, money is actually paid back to the loan officer and the branch for originating a loan at that rate. In addition to the principal and interest portion of your monthly payment, the terms of your loan agreement allow us to collect funds from you for the payment of your real estate taxes, insurance bills, and sometimes other items. These additional funds are referred to as the escrow portion of your payment. In order to protect the investment both you and Principal Residential Mortgage, Inc. have made in your home, it is required that you maintain adequate insurance coverage on your property at all times. Without this coverage, there may not be funds available to repair your home in the event it is damaged. If the seller wishes to be released from liability on a loan which is freely assumable, the buyer and seller may request we complete a qualifying assumption. If we give credit approval of the buyer, we will release the seller from liability. Some homeowners manage to cancel PMI early by getting their houses re-appraised. If the value has risen enough, they can add the appreciation to the equity they have paid and get above the 20 percent threshold for paying PMI. How do I request a payoff statement? Different Than a Home Equity Loan A reverse mortgage is different from a home equity loan or line of credit, which many banks and thrifts offer. With a home equity loan or line of credit, an applicant must meet certain income and credit requirements, begin monthly repayments immediately, and the home can have an existing first mortgage on it. In addition, there is no restriction on the age of borrowers. First, the two types of loans are a conforming loan and a non-conforming/jumbo loan. Conforming loans are for amounts between $50,000 to $214,600. Jumbo loans cover loan amounts between $214,600 to $650,000. Higher loan values have special quotes. Loans can be fixed or variable (ARMS). Fixed rate loans are amortized over a period of 30, 15, or 10 years. Due to shorter commitments for rates, ARM (Adjustable Rate Mortgage) rates are typically lower than longer term rates. These are best suited for transient borrowers.Or they could refinance the $88,400 at a cost of $573.36 a month, then take out a $20,000 home equity loan at 9 percent for 20 years. That would cost $179.95 a month. Added together, they would pay $753.31 a month for 20 years, then $573.36 a month for the last 10 years. Total cost over 30 years: $249,597.60. What is the APR? To protect the public, congress decided that a more precise measure of the true cost of a mortgage loan was needed. The concept of the annual percentage rate (APR) was developed to more accurately reflect this cost factor. The APR represents not only the rate of interest charged on the loan but certain other pre-paid finance charges. These costs are expressed in terms of percent and may include, among other costs, the following: origination fees, loan discount points, private mortgage insurance premiums, and the estimated interest pro-rated from the closing date to the end of the month. Last-minute maneuvers Closer to closing, borrowers also have to watch out for counteroffers from their current mortgage servicers or lenders. When borrowers refinance their loans, their new lenders request payoff letters from their old lenders. These letters spell out exactly how much the old lenders are entitled to at closing and are often the only indication that a borrower is refinancing. |
