What does it mean to have 0 points or 1 point or 2 points? A point is one percentage of the loan amount. Lenders offer rates which may be lower but require paying points. A rate of 7.875% with 1 point for a loan of $100,000 would require the borrower to pay a total of $1000 to the lender upon settlement of the loan. A rate of 8.000% with 0 points will require no payment to the lender, but the interest rate is slightly higher. Points will lower rates and are of benefit if you have some cash for the down payment and can therefore lower the rate. You should intend to keep the loan for its full term.

How are surpluses and shortages handled? If your escrow analysis reflects a surplus over $50.00, a check for the surplus will be sent to you along with your escrow analysis. If the surplus is less than $50.00, this amount will be divided by twelve and used to reduce your monthly escrow payment. If your escrow analysis reflects a shortage, we collect the shortage over the next twelve months by adding one-twelfth of the shortage amount to your monthly mortgage payment. If you prefer, you may pay the shortage in full, and we will adjust your monthly payment amount accordingly.

With interest rates at an all time low and looking to stay that way, now is a fine time for mortgage borrowers. For those with repayment mortgages, where every monthly payment chips away at both the capital owing and the interest on the loan, things should be ticking along nicely. Correspondents Correspondent is usually a term that refers to a company which originates and closes home loans in their own name, then instead of selling those loans in pools, they sell them individually to a larger lender, called a sponsor.
