For a 30 year purchase conventional loan*: 3.00% down = 1.04% of your loan amount 5.00% down = .78% of your loan amount 10.00% down = .52% of your loan amount 15.00% down = .32% of your loan amount 20.00% down = .00% of your loan amount * These rates are typical for all states except South Carolina (a little less). Fees can vary slightly for refinance transactions and a little more for investor properties. These rates will remain constant for 10 years and will drop to .20% beginning in year 11.

If I pay thousands in points and fees, would my rate be lower? Yes. However, it would also take years to break even on your fees. Paying costs assumes rates will never get better and you will never refinance or move. With No Cost loans you pay nothing, so you are free to take advantage of any future drops in interest rates. If you invest what you would have paid in fees in mutual funds, you will likely make money. No cost loans make sense if your new rate is lower than your old rate it is that simple.

What do the words amortization, escrow, principal, foreclosure, PITI, and closing mean?

Should I choose a fixed rate or adjustable rate loan? Fixed rate loans have a stated interest rate that does not change over the life of the loan, whereas the rates on adjustable rate loans are linked to an index and change as the index rate changes. Many mortgages, such as a 5-Year Fixed (30 Year), start as a fixed rate loan and then convert to an adjustable rate. Adjustable rate loans have more risk due to the possibility that the interest rate could increase. However, because you are assuming some of the risk the lender will generally reward you with a lower interest rate. Changing At Renewal - If we collect funds through escrow for your insurance and you wish to change insurance companies at the time your current policy comes up for renewal, we will pay the premium for the new policy from funds currently held in your escrow account. However, you must contact our Customer Service area at 1.800.367.6448 at least one month prior to the renewal date and advise us you are changing companies, so we do not pay the renewal premium for your old policy. You must also make sure your agent sends us the premium billing for the new policy before the old policy expires. When changing insurance companies, the effective date of the new policy must be the same as the expiration date of the old policy, so there is no lapse in coverage.
