Depending on the reason for the delinquency, your future financial outlook, and the type of mortgage you have, some or all of the following options may be available to you. Origination Fees Your lender will charge a fee to cover the administrative cost of processing your loan. This fee is usually a small percentage of the loan amount. These words may ring a bell or seem completely foreign. But they are very important concepts to understand when applying for a loan. A loan can be amortized over a period of 30 years, 15 years, or 10 years. Adjustable rate mortgage loans will have rates fixed for a shorter period of time. A shorter amortized loan will build up your equity faster and will therefore provide you with a debt-free home; however, mortgage payments are hirgher for shorter amortized loans.A home equity line of credit is a set amount of money you are approved to use whenever you like. You access your funds by writing checks. As you repay the balance, you can reuse it up to your approved credit limit. You are charged interest based on the unpaid balance. A line of credit gives you the flexibility to borrow funds when you need them. When the line of credit expires, you need to renew or pay your outstanding balance. It is important that you review what the closing costs will be with your lender and attorney. This should take place far enough in advance of the closing to allow yourself time to obtain the necessary funds to pay the closing costs. Adjustable rate loans have more risk due to the possibility that the interest rate could increase. However, because you are assuming additional risk the lender will generally reward you with a lower interest rate and monthly payment during the initial fixed interest period. These loans are of particular benefit to borrowers that plan to either sell the property or refinance before reaching the adjustable period. Those who do the sensible thing and invest for the term of their mortgage invariably choose equity-based investments, as these traditionally offer the best returns over the long term. So, for example, borrowers picked personal equity plans (Peps) when they were available, and now often opt for individual savings accounts (Isas) and other pooled investments, including pensions. Your loan choices include such varied programs as conventional fixed rate loans, adjustable rate mortgages, buydowns, VA, FHA, graduated payment mortgages and all the varieties of each. The formulas these calculators use are similar to ones most lenders use when underwriting a loan application. They can help you estimate: The approximate monthly payment you can afford (including principal, interest, taxes and insurance), and The approximate loan amount this payment may represent. An adjustable rate mortgage is considerably different from a fixed rate mortgage. ARMs have only been around since the early 1980s. They were created to provide affordable mortgage financing in a changing economic environment. An ARM is a mortgage where the interest rate changes at preset intervals, according to rising and falling interest rates and the economy in general. In most cases, the initial interest rate of an ARM is lower than a fixed rate mortgage. However, the interest rate on an ARM is based on a specific index (such as U.S. Treasury Securities). This index reflects the level of interest rates and allows the lender to match the income from your ARM payment against their costs. It is often selected because it is a reliable, familiar financial indicator. Monthly payments are adjusted up or down in relation to the index. Most ARMs have caps—limits the lender puts on the amount that the interest rate or payment may change at each adjustment, as well as during the life of the mortgage. With an ARM, you typically have the benefit of lower initial rates for the first year of the loan. Plus, if interest rates drop and you want to take advantage of a lower rate, you may not have to refinance as you would with a fixed rate mortgage. An ARM may be especially advantageous if you plan to move after a short period of time. The convertible ARM is an option that is currently very popular because it allows you to convert to a fixed rate mortgage after a specified period of time has elapsed. For instance, you could get a one-year ARM with the option to convert to the prevailing fixed interest rate at any time after the first through the fifth adjustment period. Convertible ARMs offer the ability to take advantage of lower rates initially and have possible savings, and the option to convert to a fixed rate loan later on when you may be able to better afford it. Depending on your financial needs, you might find this option the best of both worlds. As a relatively new phenomena, the purpose of an ARM is often misunderstood. Ask your mortgage lender to explain the details to you so you can determine if this type of mortgage fits your specific financial situation.Interest Interest is the cost of borrowing money, usually expressed as an annual percentage of the loan amount - for example 8.125%, 9.000%, etc. Lenders will offer different rates depending on the type of loan program offered. Property Taxes These are taxes paid to local governments, usually charged as a percentage of the property value. Your lender collects the taxes through your monthly payments. The amount of tax will vary depending on the location of the home. When will you know my new interest rate? If you have an FHA or VA ARM loan, we will mail you a letter showing your new interest rate approximately six weeks before your new payment amount is due. If you have a conventional ARM loan, we will mail you a letter showing your new interest rate approximately eight weeks before your new payment amount is due. What’s the difference between conforming and non-conforming loans? Most loan rates that you hear quoted are for conforming loans. A conforming loan is one with an original balance of $275,000 or less for a single-family home. Any loan amount larger than that is called non-conforming. Principal The principal is the amount of money you borrowed. Each month when you make your mortgage payment, you are paying back a small portion of the principal. The longer the payments are amortized (over 30 years for example), the more the payments go to reduce the principal you owe; over time, interest will become a smaller part of your monthly payment. In the beginning, most of the mortgage payments made to the lender will be interest payments. |
