Direct Lenders Lenders are considered to be direct lenders if they fund their own loans. A direct lender can range anywhere from the biggest lender to a very tiny one. Banks and savings & loans obviously have deposits they can use to fund loans with, but they usually use warehouse lines of credit from which they draw the money to fund the loans. Smaller institutions also have warehouse lines of credit from which they draw money to fund loans. Direct lenders usually fit into the category of mortgage bankers or portfolio lenders, but not always. What is the minimum down payment? Different interest rates, loan terms, and private mortgage insurance are based on your down payment. Some programs require 20 percent down payment. There are special low down payment programs available if you qualify. What are the upfront costs? Some fees may be required up front, such as the credit report, property appraisal and loan application fee. What are closing costs? What is an Escrow Account? Closing costs and procedures vary from state to state and from county to county. In some jurisdictions, an attorney represents the lender. In others, the title company represents the lender. There may be state or county transfer taxes to be paid. There may also be fees for recording certain documents. There are also standard charges that are paid at all closings. Taxes, title insurance premiums, and interest on the loan pro-rated from the closing date to the end of the month. Some homeowners manage to cancel PMI early by getting their houses re-appraised. If the value has risen enough, they can add the appreciation to the equity they have paid and get above the 20 percent threshold for paying PMI. What does the application consist of? The typical application is basically an outline of who you are, the property you want to buy or refinance, and your financial assets and liabilities. Can you stop the payment of my real estate taxes if I am going to pay my loan in full? When you have an escrow account with us for payment of taxes, we are required to pay your taxes until your loan is paid in full. As a result, we cannot accept requests to stop tax payments; we will continue to disburse taxes as usual until we actually receive funds to pay your loan in full. Example: If you make $5000 a month, with 33/38 qualifying ratio guidelines, your maximum monthly housing cost should be around $1650. Including your consumer debt, your monthly housing and credit expenditures should be around $1900 as a maximum Mortgage insurance protects the lender and investor, or owner of the loan, against loss if the borrower defaults in their repayment of the loan. This type of insurance is typically required on loans where the borrower makes a down payment of less than 20 percent. Without the added protection of mortgage insurance, most lenders would not be willing to make loans to borrowers with small down payments.
