What’s the difference between conforming and non-conforming loans? Most loan rates that you hear quoted are for conforming loans. A conforming loan is one with an original balance of $275,000 or less for a single-family home. Any loan amount larger than that is called non-conforming. You can use a home equity loan or line of credit for almost any expense -- to buy a car, consolidate debt, build an addition, remodel your home, or pay college tuition. Many people use home equity loans to pay off higher interest debt such as credit cards, auto loans, and personal loans. Low Down PaymentsTitle Insurance Title insurance will be included in the closing costs to insure that no other party can claim title to your property. Origination Fees Your lender will charge a fee to cover the administrative cost of processing your loan. This fee is usually a small percentage of the loan amount. Mortgage Bankers A true Mortgage Banker is a lender that is large enough to originate loans and create pools of loans which they sell directly to Fannie Mae, Freddie Mac, Ginnie Mae, jumbo loan investors, and others. Any company that does this is considered to be a mortgage banker. They can very greatly in size. Some may service the loans they originate, but not all of them will. Most true mortgage bankers have wholesale lending divisions. Mortgage Rates and Pricing Locking in Interest Rates The rate sheet on the previous page was incomplete. Time is a factor in pricing interest rates, too. Because interest rates change daily (and sometimes during the day) the longer a lender locks in a rate, the more risk that they have the market will move against them. Therefore, you pay more (in points) for a longer guarantee. 30-Year: In the first 23 years of the loan, more interest is paid off than principal, meaning larger tax deductions. As inflation and costs of living increase, mortgage payments become a smaller part of overall expenses. 15-year: Loan is usually made at a lower interest rate. Equity is built faster because early payments pay more principal. |
