How do I apply for a loan?

Selling these seasoned loans frees up more money for the portfolio lender to make more loans, which is another way that portfolio lenders engage in mortgage banking. If the loans are sold, they are packaged into pools and sold on the secondary market. One private company has also designed and offers its own proprietary reverse mortgage product. Financial Freedom Senior Funding Corporation, based in Irvine, CA, offers directly and through correspondent lenders a product called the Financial Freedom Plan. A jumbo reverse mortgage, it is available in larger sizes than possible under the Fannie Mae or HUD programs. The Financial Freedom Plan is only available in a limited number of states. As of mid-1999, The Financial Freedom Plan was available in six states (Arizona, California, Colorado, Nevada, Oregon, Utah, and Washington), but is expected to be extended to other states.

Correspondents Correspondent is usually a term that refers to a company which originates and closes home loans in their own name, then instead of selling those loans in pools, they sell them individually to a larger lender, called a sponsor. The sponsor acts as the mortgage banker, re-selling the loan to Ginnie Mae, Fannie Mae, or Freddie Mac as part of a pool.

These wholesale divisions offer loans to mortgage brokers at a lower cost than their retail branches offer them to the general public. The mortgage broker then adds on his fee. The result for the borrower is that the loan costs about the same as if he obtained a loan directly from a retail branch of the wholesale lender.

15, 30 Year FHA Programs An FHA mortgage loan is insured by the Federal Housing Administration (a division of the (HUD)). Although mortgage lenders provide the mortgage funds, the FHA sets underwriting standards for approving applicants. In many cases, FHA underwriting guidelines are more lenient than conventional (not government insured or guaranteed) underwriting guidelines. This leniency makes it easier for borrowers to qualify for a mortgage loan (low down payment requirements and a higher monthly debt allowance). FHA limits the types of loan programs it insures, but it will insure the more popular 30 year fixed, 15 year fixed and one year adjustable loan programs. However, borrowers are limited to the amount that they can borrow using an FHA-insured mortgage. Applicable loan limits differ by county, so contact your local HUD office or The Mortgage Expert for specifics.

If a poor credit history was the reason you were denied the loan, you are entitled to a free copy of your credit report. You also have the right to dispute the accuracy or completeness of any information in your credit report. If you dispute any information, the credit reporting agency that prepared the report must investigate free of charge and notify you with the results of the investigation.
