home equity loans - New York NY: Loans & Mortgages :: Refinancing :: Bad credit loans :: First time buyers home loans :: Advice on the best loan for you :: Mortgage advisor. You have to look at it from the point of view of your old lender and your new lender, Lepre says: Both lenders are entitled to earn interest from the day they lend the money until the day they receive final payment. In a refinancing transaction, the new lender funds the loan by wiring money to the bank of the escrow agent or attorney who is responsible for disbursing the money. As soon as the new lender sends that money, the clock starts ticking and you pay interest. An alternative to paying points is to receive a credit from the lender in exchange for a higher interest rate. Whereas points are added to your closing costs, a credit is used to reduce your closing costs. Once again, you can receive a credit of approximately one point by raising your interest rate .25%. ClosingWhether you choose to pay points or receive a credit, this amount will be applied to your closing costs when your loan funds. Learn more about points What does it mean to have 0 points or 1 point or 2 points? A point is one percentage of the loan amount. Lenders offer rates which may be lower but require paying points. A rate of 7.875% with 1 point for a loan of $100,000 would require the borrower to pay a total of $1000 to the lender upon settlement of the loan. A rate of 8.000% with 0 points will require no payment to the lender, but the interest rate is slightly higher. Points will lower rates and are of benefit if you have some cash for the down payment and can therefore lower the rate. You should intend to keep the loan for its full term. Mortgage insurance protects the lender and investor, or owner of the loan, against loss if the borrower defaults in their repayment of the loan. This type of insurance is typically required on loans where the borrower makes a down payment of less than 20 percent. Without the added protection of mortgage insurance, most lenders would not be willing to make loans to borrowers with small down payments. Any premiums collected for the payment of mortgage insurance on your loan are remitted to the company or agency providing the insurance coverage. |
