What kind of lender is best? If you talk to a loan officer, he (or she) will probably say the lender they work for is the best and give you a list of reasons why. If you meet the same loan officer years later and he works for a different kind of lender, he will give you a list of reasons why that type of lender is better.Mortgage Bankers A true Mortgage Banker is a lender that is large enough to originate loans and create pools of loans which they sell directly to Fannie Mae, Freddie Mac, Ginnie Mae, jumbo loan investors, and others. Any company that does this is considered to be a mortgage banker. They can very greatly in size. Some may service the loans they originate, but not all of them will. Most true mortgage bankers have wholesale lending divisions. Conventional financing refers to home loans that have not been guaranteed by the FHA or VA. These loans may require a larger down payment, or the purchase of private mortgage insurance. Both fixed rate and adjustable rate loans are available with conventional financing.Cash-out refinancing differs from a home equity loan in a couple of ways. First, a home equity loan is a separate loan on top of your first mortgage; a cash-out refi is a replacement of your first mortgage. Second, the interest rate on a cash-out refinancing is usually, but not always, lower than the interest rate on a home equity loan. What is the property worth? The lender will want to know the value of the prospective home. The loan amount approved will depend on the value of the property to be determined by an appraiser. This appraisal is to ensure that the lender can recover the money he lends, even if you stop making payments. If the borrower fails to repay the loan, the lender has the right to sell the home to pay off the loan -- a process known as foreclosure. What is refinancing, and when should I apply for it? Refinancing involves obtaining a new mortgage loan on a property already owned - often to replace existing loans on the property. When the mortgage rates are low, it may be a good time to refinance. Refinancing can save you money on your monthly mortgage payments. By adding in the costs of closing your loan to the amount mortgaged the borrower can realize the benefits of a lower interest rate and lower monthly payments. This is a substantial advantage to those that cannot afford immediate payment of refinancing charges, but would like to take advantage of lower interest rates. Understand the difference between an equity loan and a credit line Equity loans are closed: You get all your money up front, then make payments on that fixed loan amount until the loan is paid. Equity credit lines are open: You can get an initial advance against the line, then reuse the line as often as you want during the period the line is open. The front ratio is the percentage of your monthly gross income (before taxes) that is used to pay your housing costs, including principal, interest, taxes, insurance, mortgage insurance (when applicable) and homeowners association fees (when applicable). The back ratio is the same thing, only it also includes your monthly consumer debt. Consumer debt can be car payments, credit card debt, installment loans, and similar related expenses. Auto or life insurance is not considered a debt. Are there any penalties to refinance my no-cost loan in the future? There are no prepayment penalties of any kind. This allows you to take advantage of any future rate declines by refinancing at no cost again. Credit Unions - Credit Unions usually seem to operate as correspondents, although a large one could act as a portfolio lender or a mortgage banker. |
