mortgage company - New Mexico NM: Loans & Mortgages :: Refinancing :: Bad credit loans :: First time buyers home loans :: Advice on the best loan for you :: Mortgage advisor. Once your loan has been packaged into a pool and sold to Fannie Mae, Freddie Mac, or Ginnie Mae, the lender gets additional funds so they can make more loans (to service in their portfolio) and sell to those institutions, so they can get more money, and so on.... This is the cycle that allows institutions to lend you money. The loan is called a reverse mortgage because the direction of payments is reversed - the lender pays the borrower rather than the other way around. The borrower can receive the funds in their choice of a lump sum payment, line of credit, monthly payments for as long as they live in the home, or any combination of these choices. Some programs offer monthly payments for a specific period of time, while others can be combined with an annuity to offer monthly payments for life, no matter where you live. The borrower can remain in the home for the rest of their life should they choose to do so. No repayment is required until the borrower permanently vacates the home. LOAN offers the following stated income loans: Term Loan to value 30 Year Fixed (30 year) Up to 100% 15 Year Fixed (30 year) Up to 100% 7 Year Fixed (30 year) Up to 100% (conforming only) 5 Year Fixed (30 year) Up to 100% (conforming only) 30-Year: In the first 23 years of the loan, more interest is paid off than principal, meaning larger tax deductions. As inflation and costs of living increase, mortgage payments become a smaller part of overall expenses. 15-year: Loan is usually made at a lower interest rate. Equity is built faster because early payments pay more principal.BANKS and SAVINGS & LOANS Their major strength is that you will recognize their name. Banks and Savings & Loans often operate as portfolio lenders, but as the lending world has changed, most also operate as mortgage bankers and sometimes brokers. FHA HECM and Fannie Mae Home Keeper reverse mortgages are available in every state except Texas from various lenders. Conventional loans do not require mortgage insurance with a LTV of 80% or less. And special programs like the FHA, VA, and others may not require any down payment. Balloon Programs A balloon mortgage loan is a type of mortgage loan that has a short term (typically 5 or 7 years), but the monthly payment is computed using a 30 year term. When a borrower uses a balloon loan, he/she will make the monthly payment for the scheduled loan term (5 or 7 years). When this loan term is over, the borrower is required to pay off the remaining balance in one lump-sum payment. If the borrower decides not to sell the property after the loan term is over, the borrower has the option to refinance the mortgage with a new one. A 7/23 balloon mortgage gives the borrower the option to convert to a fixed rate program (for a nominal fee) after the initial term (7 years) is over. If the conversion feature is used, the interest rate for the remaining term of the loan (23 years) will be adjusted once to reflect market conditions, then remain fixed for the remainder of the loan term. |
