What documents are needed to process my loan? The loan requires certain documents for approval. These may include credit reports, the loan application, an appraisal of the property, income verification, asset verification, and various other documents depending on the complexity of your personal financing situation.

Your First Step Toward Buying a Home When preparing to buy a home, the first thing many homebuyers do is look at homes for sale ads in newspapers, magazines and listings on the internet. Some potential buyers read how-to articles like this one. The next thing you should do – before you call on an ad, before you talk to a Realtor, before you shop for interest rates – is look at your savings. Why? Because determining how much money you have available for down payment and closing costs affects almost every aspect of buying a home – including how you write your purchase offer, the loan programs you qualify for, and shopping for interest rates.

Interest Interest is the cost of borrowing money, usually expressed as an annual percentage of the loan amount - for example 8.125%, 9.000%, etc. Lenders will offer different rates depending on the type of loan program offered.

You may reach a day when you have to lock in -- because you cannot draw the loan documents without locking in a rate. That might be a day when rates are up, even though they are trending downward. Locking in your rate provides a nice safe guarantee -- providing you close on time. It makes sense to build in a cushion because no one can guarantee you will close on time, even though everyone tries their best.

Almost all loan officers are paid on commission. The amount earned by the loan officer and the branch is subject to a split -- just like real estate agents. Part of it goes to the loan officer and part goes to the branch. Any fees that are not part of the points go to the branch (or company) and are not subject to the split.

If interest rates drop significantly, you may want to investigate refinancing. Most experts agree that if you plan to be in your house for at least 18 months and you can get a rate 2% less than your current one, refinancing is smart. Refinancing may, however, involve paying many of the same fees paid at the original closing, plus origination and application fees.

Many of the reasons for a loan denial can be corrected over time. These may include that you show insufficient money for a down payment, excessive debt or a poor credit history. Once your financial situation or credit profile has improved you can apply again for a loan.

Pre-approval is a new trend in the mortgage industry that allows a borrower to be pre-approved for a loan before shopping for a home. Sellers and real estate agents will know you are a serious and qualified buyer. Pre-approval can be obtained within seven days of filling out the online loan application. Final approval of the loan will be subject to an appraisal of the property.

Normally, PMI may be removed if you have reduced the principal amount of your loan to 80% or lower than the original purchase price. It also may be removed if you have obtained an independent appraisal stating that the outstanding principal amount of the loan is 80% or lower than the appraised value. Some lenders do not require PMI. Instead, they may increase their origination fee and/or the interest rate on the loan. This can represent a significant advantage to the borrower since PMI premiums are not deductible for tax purposes and mortgage interest is usually deductible.
