Why are Home Equity Loans and Lines of Credit so popular? Because home equity loans and lines of credit are secured by your home, there are three distinct advantages over other types of loans: lower interest rates, tax deductible interest (consult your tax advisor) and large loan amounts. Based on your personal financial situation, you may be able to borrow up to 100% of your available home equity. Applying for a loan is very simple and straightforward. If you would like to go ahead and try to pre-qualify or submit a loan application, please fill out the preliminary online loan application. The uniform loan application that is submitted to lenders is known as the Fannie Mae form. A home equity line of credit is a form of revolving credit in which your home serves as collateral. Think of it as a credit card that is secured by the equity in your home. Many homeowners use these credit lines for major items such as debt consolidation, travel expenses and home improvements.Whether you choose to pay points or receive a credit, this amount will be applied to your closing costs when your loan funds. Learn more about points What is the minimum down payment? Different interest rates, loan terms, and private mortgage insurance are based on your down payment. Some programs require 20 percent down payment. There are special low down payment programs available if you qualify. One of the latest trends in the mortgage industry involves pre-approving borrower loans. Prospective buyers will know what they can afford before shopping for a home. When you pre-approve, home sellers and real estate agents will know you are a serious buyer. Being approved for a loan makes the home-shopping process much more efficient and productive. For those with repayment mortgages, where every monthly payment chips away at both the capital owing and the interest on the loan, things should be ticking along nicely. For those with interest-only mortgages, though, the outlook is slightly different. Is my interest rate guaranteed? It is important to ask the lender how long they guarantee the quoted interest rate. Some lenders guarantee the rate for 20, 30, 45, 60 or 90 days. Other lenders may only agree to set a rate when the loan is approved. On occasion, lenders will not set a rate for the loan until just before closing. A longer guarantee period allows you to protect the rate for a longer length of time, which could be beneficial to you in a volatile interest rate market. Also, be sure to inquire whether long guarantee periods are available and what additional costs may be involved. The first, most widely available reverse mortgage in the United States was the federally-insured Home Equity Conversion Mortgage (HECM), which was authorized in 1987. Start by taking a careful look at your current assets (including income, savings, investments, IRAs, life insurance, pensions and corporate thrift plans, and equity in other real estate, etc.) and liabilities (including outstanding loans, credit card balances, etc.). Also, think about how your income—or household income, if there are two wage earners in the family—might change over the next several years. Most lenders want to see 24 months of on-time mortgage payments in order to approve a best credit loan. So, if you get that 2/28 loan with a two-year prepayment penalty, you can pay the higher interest rate, rebuild your credit, and refinance for a better interest rate at the end of two years. Mortgage Brokers Mortgage Brokers are companies that originate loans with the intention of brokering them to wholesale lending institutions. A broker has established relationships with these companies. Underwriting and funding takes place at the wholesale lender. Many mortgage brokers are also correspondents, which is why many of them also claim to be mortgage bankers. Mortgage brokers deal with lending institutions that have a wholesale loan department. Fixed-rate mortgage products (for 1st mortgage only): Monthly principal and interest payments do not change over the term of the loan, which means your mortgage expenses are easily anticipated. If you believe interest rates are going to increase, this may be the best option for you. Deed-in-lieu of Foreclosure - It is also called a voluntary conveyance. If you have a financial hardship and you have made a good faith effort to sell your home but have been unable to, you may be allowed to deed your property to us, the mortgage insurer or the investor. Detailed financial information and proof of hardship caused by circumstances beyond your control will be required for this option to be considered and may not be available on all mortgage types. The loan is called a reverse mortgage because the direction of payments is reversed - the lender pays the borrower rather than the other way around. The borrower can receive the funds in their choice of a lump sum payment, line of credit, monthly payments for as long as they live in the home, or any combination of these choices. Some programs offer monthly payments for a specific period of time, while others can be combined with an annuity to offer monthly payments for life, no matter where you live. The borrower can remain in the home for the rest of their life should they choose to do so. No repayment is required until the borrower permanently vacates the home. |
