If the seller wishes to be released from liability on a loan which is freely assumable, the buyer and seller may request we complete a qualifying assumption. If we give credit approval of the buyer, we will release the seller from liability.

Usually, larger mortgage bankers are much better at promoting special first time buyer programs, cooperating with states and local governments. These programs will have slightly lower interest rates and costs than the current market rate. To qualify for these programs, your income must usually fall below a median average for the area and you must not have owned your residence for the last three years.

If you are asking the seller to pay all or part of your closing costs, you have to be certain your loan program allows what you are asking. For smaller down payments, lenders allow the seller to pay less closing costs than for larger down payments. Some loan programs will allow a seller to pay certain types of costs, but not others.

Hazard Insurance This is a contract that protects you from any financial losses on your property that might result from fire, flood, or any other hazards.

How is it figured? Typically, private mortgage is calculated based on your down payment. Take the percentage multiplied by your loan amount and divide by 12 to figure your monthly “PMI”. This is added to your principal, interest, taxes and homeowners’ insurance to make up your total monthly payment when figuring your “ratios”.

If you are self-employed or receive 1099 income, then you need a two-year track record. Lenders go by what you declare to the IRS as income, since that is documentable. Since some self-employed people overstate their expenses, this may understate your income. Look at the Schedule C of your tax returns for the last two years and the number at the bottom that says profit is your annual income. You can add any depreciation to that figure. Add them together and divide by twenty-four.

What’s the difference between conforming and non-conforming loans? Most loan rates that you hear quoted are for conforming loans. A conforming loan is one with an original balance of $275,000 or less for a single-family home. Any loan amount larger than that is called non-conforming.

Indeed, as far as lenders are concerned, the most important time period in your credit history is just the preceding year or two. According to guidelines established by Fannie Mae (the Federal National Mortgage Association), you do have some leeway for occasional late payments.

How long before I can get my loan? The settlement closing of a loan requires about 30 days from the date of the locked-in rate.
