Once you have calculated your monthly income, multiply it by the back ratio for your particular loan. For generic purposes, it is fairly easy to work with thirty-eight. Take 38% of your monthly income or multiply it by .38. That tells you the maximum the lender wants you to spend on your housing costs and monthly consumer debt combined.

Plus, in many cases, the interest on your home equity loan or line of credit is tax deductible (consult your tax advisor) -- a strong advantage of using home equity financing over other types of financing.

FHA financing means the Federal Housing Administration (FHA) has guaranteed the repayment of the loan to the lender. Because there is less risk involved for the lender, a smaller down payment is often possible. But FHA loans require the borrower to pay mortgage insurance premiums. The amount of this premium varies; check with your lender if you have questions. Both fixed rate and adjustable rate loans are available with FHA financing.

VA financing refers to home loans guaranteed by the Department of Veterans Affairs (VA). On a primary residence, qualified veterans may obtain mortgages from an approved lender without a down payment. The VA charges borrowers a processing fee.

One additional advantage is that mortgage brokers tend to attract a high number of the most qualified loan officers. This is not universal, because mortgage brokers also serve as the training ground for those just entering the business. If you have a new loan officer and there is something unique about you or the property you are buying, there could be a problem on the horizon that an experienced loan officer would have anticipated.

You might not realize that a credit card account you opened years ago, but never closed, is still on your record as available credit. If there is a significant amount of available credit, lenders may think it adds to your credit risk. Close unused or unneeded accounts before you apply for a mortgage.

Different Than a Home Equity Loan A reverse mortgage is different from a home equity loan or line of credit, which many banks and thrifts offer. With a home equity loan or line of credit, an applicant must meet certain income and credit requirements, begin monthly repayments immediately, and the home can have an existing first mortgage on it. In addition, there is no restriction on the age of borrowers.

By adding in the costs of closing your loan to the amount mortgaged the borrower can realize the benefits of a lower interest rate and lower monthly payments. This is a substantial advantage to those that cannot afford immediate payment of refinancing charges, but would like to take advantage of lower interest rates.

There are many other loan options available that allow you to lower your down payment and closing costs. Your mortgage lender can help you find out if you qualify for these loan options.

How do I know which type of mortgage is best for me? Since some mortgage options are less conservative than others, it is important to determine if you are a “risk-taker” or if you prefer more stability in your financial dealings.

Essentially, the amount of money you can borrow will be determined by the size of the monthly payment you can afford. As a general rule, lenders do not allow the monthly payment to exceed 25% to 33% of gross monthly income. Other lenders have more flexible debt-to-income ratios.

Equally important is the service a financial institution will provide. How sensitive will they be to your concerns? How speedily will they react to your requests?

Deduct that amount from the total the lender wants you to spend on housing costs and consumer debt combined. Now you know the maximum the lender wants you to spend for housing costs, unless the figure is greater than 33% of your monthly income (there are exceptions, of course).

What is a rate lock-in? A lock-in, or rate lock option, ensures the borrower a commitment to a specified mortgage rate, including not only the interest rate but also its discount/origination points. The borrower must agree with an authorized representative of East West Mortgage Company for a specific interest rate in order to choose this option. It is also possible to choose not to lock-in a specific rate, but instead to float for a certain number of days. Floating means simply a borrower electing to have interest rates move up and down according to market conditions until a specific rate is elected to be locked-in. All borrowers electing this option must lock-in a rate and its discount points at least five (5) business days prior to a scheduled settlement, or else your settlement will be delayed.

Private Mortgage Insurance also enables mortgage companies to grant loans that would otherwise be considered too risky to be purchased by third party investors like the Federal National Mortgage Association (FNMA) and the Federal Home Loan Mortgage Corporation (FHLMC). The ability to sell loans to these investors is critical to maintaining mortgage market liquidity, which in turn, allows mortgage companies to continue originating new loans.

Mortgage brokers also learn the hot points of various wholesale lenders and can handpick the lender for a borrower which may be unique in some way. He will be able to submit your loan to either a portfolio lender or a mortgage banker. Another advantage is that, if a loan gets declined for some reason, they can simply repackage the loan and submit it to another wholesale lender.
