mortgage rates - Nebraska NE: Loans & Mortgages :: Refinancing :: Bad credit loans :: First time buyers home loans :: Advice on the best loan for you :: Mortgage advisor. Home equity line of credit (HELOC):Essentially, the amount of money you can borrow will be determined by the size of the monthly payment you can afford. As a general rule, lenders do not allow the monthly payment to exceed 25% to 33% of gross monthly income. Other lenders have more flexible debt-to-income ratios. Title Charges A title is the document that shows who owns a property. It is necessary for an attorney to examine a title to make sure there are no problems that would prevent you from having clear (legal) title. It is also necessary to get title insurance in case someone else should try to claim title to your property. Fees for title examination and title insurance will be included in the closing costs. If I pay thousands in points and fees, would my rate be lower? Yes. However, it would also take years to break even on your fees. Paying costs assumes rates will never get better and you will never refinance or move. With No Cost loans you pay nothing, so you are free to take advantage of any future drops in interest rates. If you invest what you would have paid in fees in mutual funds, you will likely make money. No cost loans make sense if your new rate is lower than your old rate it is that simple. Last time rates were this low was May 1966, when the average FHA rate was 6 percent. Usually, larger mortgage bankers are much better at promoting special first time buyer programs, cooperating with states and local governments. These programs will have slightly lower interest rates and costs than the current market rate. To qualify for these programs, your income must usually fall below a median average for the area and you must not have owned your residence for the last three years. Assumptions An assumption takes place when the buyer of a property accepts responsibility for the repayment of an existing loan, with no change in terms, rather than obtaining a new mortgage. Whether or not a loan can be assumed, and the conditions under which it can be assumed, are outlined in the loan documents. These terms generally fall under one of three categories: Private Mortgage Insurance (PMI) A lender will require you to purchase mortgage insurance if you make a down payment of less than 20% of the market value of the home. There are different types of insurance available which often affect the type of mortgage loans you obtain. 1. Conventional Mortgages 2. FHA Mortgages 3. VA Mortgages |
