The convertible ARM is an option that is currently very popular because it allows you to convert to a fixed rate mortgage after a specified period of time has elapsed. For instance, you could get a one-year ARM with the option to convert to the prevailing fixed interest rate at any time after the first through the fifth adjustment period. This loan is subordinate to the existing first mortgage. Buyers commonly use a second mortgage to keep their first mortgage in the conforming range (which keeps the rate lower) and to avoid PMI. Home equity loans are often used to pay off credit card debt, buy a car or to make major renovations to a home.Title Charges A title is the document that shows who owns a property. It is necessary for an attorney to examine a title to make sure there are no problems that would prevent you from having clear (legal) title.
