mobile home loans - Nebraska NE: Loans & Mortgages :: Refinancing :: Bad credit loans :: First time buyers home loans :: Advice on the best loan for you :: Mortgage advisor. ARM LoansShopping Rates A very important reason you need to have at least some idea of your down payment is for shopping interest rates. Some loan programs charge a slightly higher interest rate for minimal down payments. Plus, the interest rates for different loan programs are not the same. For example, conventional, VA, and FHA all offer fixed rate loans. However, the rates vary from one program to another. If you shop lenders by phone, the loan officer will be able to tell which programs fit and quote you rates accordingly. However, if you are shopping on the internet, you have to have some idea of your loan program on your own. When do I need Private Mortgage Insurance (PMI)?A disadvantage is that mortgage brokers sometimes attract the greediest loan officers, too. They may charge you more on your loan which would then nullify the ability of the mortgage broker being able to shop for the lowest rate. No Income Verification We offer an exceptional menu of loan programs to borrowers with good credit history who wish not to document their income. The income is stated but not verified, and this program is ideal for self-employed borrowers with complicated tax returns and financial statements. Salaried and retired borrowers are also eligible. On FHA loans, mortgage insurance is provided by the Federal Housing Administration, an agency within the U.S. Department of Housing and Urban Development. Loan Payoff Is my principal balance the amount needed to pay my loan in full? No. The amount needed to pay your loan in full could also include interest, escrow advances, unpaid late charges, or other fees due on the loan. You must request a payoff statement to determine the exact amount needed to pay your loan in full. What kind of lender is best? If you talk to a loan officer, he (or she) will probably say the lender they work for is the best and give you a list of reasons why. If you meet the same loan officer years later and he works for a different kind of lender, he will give you a list of reasons why that type of lender is better.Correspondents Correspondent is usually a term that refers to a company which originates and closes home loans in their own name, then instead of selling those loans in pools, they sell them individually to a larger lender, called a sponsor. The sponsor acts as the mortgage banker, re-selling the loan to Ginnie Mae, Fannie Mae, or Freddie Mac as part of a pool. Get the best quote under those conditions, then call the lender who was referred to you. Tell him what you found out and he will tell you if it is real or not -- and whether he will match it. Then you choose your lender. What Are Discount Points? Discount points allow you to lower your interest rate. They are essentially prepaid interest, with each point equaling 1% of the total loan amount. Generally, for each point paid on a 30-year mortgage, the interest rate is reduced by 1/8 (or .125) of a percentage point. When shopping for loans, ask lenders for an interest rate with 0 points and then see how much the rate decreases with each point paid LOAN offers the following stated income loans: Term Loan to value 30 Year Fixed (30 year) Up to 100% 15 Year Fixed (30 year) Up to 100% 7 Year Fixed (30 year) Up to 100% (conforming only) 5 Year Fixed (30 year) Up to 100% (conforming only) |
