Step Three - a Little Guesswork The next step requires a little guesswork. If you have a vague idea of what price you might qualify for, you can estimate what your annual property taxes and homeowners insurance might cost. From there, you can easily calculate the monthly equivalent. Subtract those figures from your maximum monthly housing costs total. Different Than a Home Equity Loan A reverse mortgage is different from a home equity loan or line of credit, which many banks and thrifts offer. With a home equity loan or line of credit, an applicant must meet certain income and credit requirements, begin monthly repayments immediately, and the home can have an existing first mortgage on it. In addition, there is no restriction on the age of borrowers. Private Mortgage Insurance (PMI) A lender will require you to purchase mortgage insurance if you make a down payment of less than 20% of the market value of the home. There are different types of insurance available which often affect the type of mortgage loans you obtain. 1. Conventional Mortgages 2. FHA Mortgages 3. VA Mortgages It is often more important to choose a good loan officer, not the institution. Loan officers have two jobs. One is to be your advocate in getting the loan approved. The other is to deliver quality loans. You want someone who has proven dependable and ethical in the past -- someone you can trust. Will you adjust the amount of my mortgage payment if my tax bill is going to change? We base the monthly tax escrow collection for new loans on the information provided to us at the time your loan closed. For all other loans, we estimate your future tax bills based on the last amount we paid. LOAN generally recommends that people stay away from these types of loans due to the high risk. Most adjustable rate mortgages (ARM) adjust the payment when the interest rate changes. However, negative amortization ARMs have a fixed payment option, even when the interest rate increases. Therefore it is possible that the total loan balance may actually grow over time. In Canada, the reverse mortgage product available is called the Canadian Home Income Plan. In addition to the National Reverse Mortgage Lenders Association, information on reverse mortgages is available to consumers from a number of different sources. This could be used to pay some of the fees (processing, documents, etc), which is how you get a no fees -no points mortgage. You just pay a higher interest rate. A reverse mortgage is a sophisticated financial planning tool that enables seniors to stay in their home -- or age in place -- and maintain or improve their standard of living without taking on a monthly mortgage payment.
