Another way to find out how much you can spend on a home -- and to actually have your loan approved before you find a house to purchase -- is to take advantage of a mortgage pre-approval service, which is offered by many lenders. The front ratio is the percentage of your monthly gross income (before taxes) that is used to pay your housing costs, including principal, interest, taxes, insurance, mortgage insurance (when applicable) and homeowners association fees (when applicable). The back ratio is the same thing, only it also includes your monthly consumer debt. Consumer debt can be car payments, credit card debt, installment loans, and similar related expenses. Auto or life insurance is not considered a debt. Normally, PMI may be removed if you have reduced the principal amount of your loan to 80% or lower than the original purchase price. It also may be removed if you have obtained an independent appraisal stating that the outstanding principal amount of the loan is 80% or lower than the appraised value. Some lenders do not require PMI. Instead, they may increase their origination fee and/or the interest rate on the loan. This can represent a significant advantage to the borrower since PMI premiums are not deductible for tax purposes and mortgage interest is usually deductible. With a reverse mortgage, the payment stream is reversed. That is, payments are made by the lender to the borrower, rather than monthly repayments by the borrower to the lender, as occurs with a regular home purchase mortgage. Check to see if your credit line has a pre-payment penalty clause Many NO FEE credit lines have a pre-payment penalty clause, which can be very expensive if you are planning to sell or refinance your home in the next three to five years. Be sure that the information in your credit report is accurate. Inaccuracies or damage done by credit or identity fraud can seriously impact your credit rating and eligibility for the best mortgage loan programs. Check your credit report on a regular basis in order to keep tabs on the information placed on it, especially if you have had credit problems in the past. Your employment history It is important for the lenders to see a steady employment in any occupation held by the applicant. Mortgage lenders are more likely to lend money to people who have worked several years at the same job or the same type of job. A Verification of Employment Document will be requested by the lender to verify your work history. |
