Applying for a loan is very simple and straightforward. If you would like to go ahead and try to pre-qualify or submit a loan application, please fill out the preliminary online loan application. The uniform loan application that is submitted to lenders is known as the Fannie Mae form.

Plus, in many cases, the interest on your home equity loan or line of credit is tax deductible (consult your tax advisor) -- a strong advantage of using home equity financing over other types of financing.

Foreclosure

Direct Lenders Lenders are considered to be direct lenders if they fund their own loans. A direct lender can range anywhere from the biggest lender to a very tiny one. Banks and savings & loans obviously have deposits they can use to fund loans with, but they usually use warehouse lines of credit from which they draw the money to fund the loans. Smaller institutions also have warehouse lines of credit from which they draw money to fund loans. Direct lenders usually fit into the category of mortgage bankers or portfolio lenders, but not always.

Types of Mortgage Lenders

VA financing refers to home loans guaranteed by the Department of Veterans Affairs (VA). On a primary residence, qualified veterans may obtain mortgages from an approved lender without a down payment. The VA charges borrowers a processing fee.

Added together, they would pay $753.31 a month for 20 years, then $573.36 a month for the last 10 years. Total cost over 30 years: $249,597.60.

When to Refinance

Generally, your down payment can be anywhere from 5% to 20% of the home’s value. Veterans, or those serving active military duty, may obtain loans with no down payment at all.

Two major agencies—the Federal National Mortgage Association (FNMA) or Fannie Mae and the Federal Home Loan Mortgage Corporation (FHLMC) or Freddie Mac—can purchase conforming loans. For lenders who sell their loans after they are closed, there is an extremely liquid market. But the availability of potential buyers is reduced greatly when the loan amount goes above the conforming limit. To attract enough buyers for these loans, a lender often increases the rate on non-conforming loans. The conforming loan limit is adjusted annually at year-end by FNMA and FHLMC. Some lenders also have their own guidelines for dollar differentiation between conforming and non-conforming loans.

Please note: What may appear as a low interest rate may have a lot of optional loan discount points added to increase the effective rate to the lender. Reviewing the APR will help you to determine if this type of situation exists. When shopping for mortgage rates, get the APR from your lender to make sure you have an accurate comparison to other available mortgage rates.

One point is equal to one percent of the loan.

Fixed Rate Loan

How do I request a payoff statement? To request a payoff statement for your loan be mailed or faxed to you, log into the Home Loan Service Center and select the Statement Center option, then select Payoff Statement, or call our office at 1.800.367.6448 and select Option 2 from the Automated Loan Information Line. The statement will provide you with the exact amount needed to pay off your loan by a specific date, and other important information regarding paying your loan in full. Ordering the statement does not obligate you to pay the loan in full.

Is there a prepayment penalty on the loan? Ask about the duration of any penalty period and how the fee would be calculated. This is important if you think you will sell your home before the mortgage is paid off, which most homeowners do.

Your Down Payment Funds for down payment normally are required to be documented and verified as your own. Securities with the current market price can be used. Bonds can be used. Funds secured by collateral can be used. Money from family can be used in FHA loans as long as it does not have to be repaid. Checking and saving accounts will be reviewed for stability. This is so that you cannot borrow money to satisfy a certain down payment requirement. Each program has its own requirements and each borrower has his/her own circumstances.
