How do I get pre-approved for a loan?

It doesn’t generally work like that anymore. Most of the money for home loans comes from three major institutions: Fannie Mae (FNMA - Federal National Mortgage Association) Freddie Mac (FHLMC – Federal Home Loan Mortgage Corporation) Ginnie Mae (GNMA – Government National Mortgage Association).

In our example, at 7.125% the loan officer and branch would earn one point and have some money left over. This could be used to pay some of the fees (processing, documents, etc), which is how you get a no fees -no points mortgage. You just pay a higher interest rate.

Understand the difference between an equity loan and a credit line Equity loans are closed: You get all your money up front, then make payments on that fixed loan amount until the loan is paid. Equity credit lines are open: You can get an initial advance against the line, then reuse the line as often as you want during the period the line is open.

What Are Discount Points? Discount points allow you to lower your interest rate. They are essentially prepaid interest, with each point equaling 1% of the total loan amount. Generally, for each point paid on a 30-year mortgage, the interest rate is reduced by 1/8 (or .125) of a percentage point. When shopping for loans, ask lenders for an interest rate with 0 points and then see how much the rate decreases with each point paid

Pre Foreclosure Sale - It is also called a short payoff. If you have a financial hardship, you may be allowed to sell your home for a fair market value even if the proceeds of the sale will not be sufficient to pay the loan in full. The shortage may be absorbed by us, the mortgage insurer, the investor or you may be required to pay some or all of the shortage over time. Detailed financial information and proof of hardship caused by circumstances beyond your control will be required for this option to be considered and may not be available on all mortgage types.
