Cash-out refinancing differs from a home equity loan in a couple of ways. First, a home equity loan is a separate loan on top of your first mortgage; a cash-out refi is a replacement of your first mortgage. Second, the interest rate on a cash-out refinancing is usually, but not always, lower than the interest rate on a home equity loan.

Essentially, the amount of money you can borrow will be determined by the size of the monthly payment you can afford. As a general rule, lenders do not allow the monthly payment to exceed 25% to 33% of gross monthly income. Other lenders have more flexible debt-to-income ratios.

For example, say the loan officer decides he and his branch are going to earn one point. When you call and ask for a rate quote, he will add one point to the cost of the loan and quote you that rate. According to the rate sheet above, seven percent will cost you zero points. Six and three-quarters percent will cost you one point.

What is escrow analysis? Escrow analysis is the process used to determine if the escrow portion of your payment is enough to pay your escrow items (usually tax and insurance bills) for the coming year. The method and format of the analysis is prescribed by federal regulation. The first step in the escrow analysis process is forecasting or estimating the amounts of each of the escrow items we will pay on your behalf in the coming year. Based on these estimates, we then adjust your monthly escrow collection to insure we will have sufficient funds to pay these bills when they become due. We also determine the current escrow balance needed to pay these upcoming bills, and compare this amount with the balance actually in your escrow account at the time of the analysis. Due to changes in the amount of tax and insurance bills, we often discover there is either a surplus or a shortage in your escrow account.

Appraiser The appraiser will be hired by the mortgage broker or lender to determine the market value of your prospective home based on its condition and the selling prices of comparable homes recently sold in the area. This estimate helps the lender decide a reasonable loan amount for the mortgage.

For example, if more new jobs were created in the previous month than the prognosticators expected, that could indicate the economy is speeding up faster than expected, which could be inflationary. Interest rate markets fear inflation. The day new employment figures are announced (the first Friday of each month) rates could swing wildly to the up side. A few days later the Purchasing Managers Index might show a smaller number than expected and rates will fall again.

Also it is important to note that if you are planning to move out of your home in a few years then the benefits of achieving a lower monthly payment may not cover the costs involved when refinancing.

Attorney/Closing Agent The attorney or closing agent is responsible for ensuring that all documents have been completed properly including those related to the title search and title insurance. The closing agent will explain all closing documents to you and the seller, obtain your signatures, and record the documents with the appropriate local governments. He or she also will collect the transaction fees and give them to the appropriate parties.
