Fixed Rate Loan

Why are Home Equity Loans and Lines of Credit so popular? Because home equity loans and lines of credit are secured by your home, there are three distinct advantages over other types of loans: lower interest rates, tax deductible interest (consult your tax advisor) and large loan amounts. Based on your personal financial situation, you may be able to borrow up to 100% of your available home equity.

Normally, PMI may be removed if you have reduced the principal amount of your loan to 80% or lower than the original purchase price. It also may be removed if you have obtained an independent appraisal stating that the outstanding principal amount of the loan is 80% or lower than the appraised value. Some lenders do not require PMI. Instead, they may increase their origination fee and/or the interest rate on the loan. This can represent a significant advantage to the borrower since PMI premiums are not deductible for tax purposes and mortgage interest is usually deductible.

MORTGAGE BROKERS Basically, wholesale lenders use mortgage brokers as their loan officers. They offer a lower rate to the broker, the broker adds on his compensation, and the rate is usually about the same as you would get using a mortgage banker. Sometimes the rate is lower, sometimes higher, depending on how much compensation the broker adds on.

Can I cancel my mortgage insurance? If you have an FHA loan - FHA mortgage insurance protects the investor who owns the loan in the event of default. One reason investors may choose to purchase FHA loans is because of this protection. They know the mortgage agreement is written to allow this insurance to be maintained for the life of the loan, and expect this insurance protection until the loan is paid in full. Therefore, we must continue to collect and remit premiums to FHA as required to maintain this insurance. There may be some circumstances where premiums can be discontinued prior to the maturity of your loan.

A loan can be amortized over a period of 30 years, 15 years, or 10 years. Adjustable rate mortgage loans will have rates fixed for a shorter period of time. A shorter amortized loan will build up your equity faster and will therefore provide you with a debt-free home; however, mortgage payments are hirgher for shorter amortized loans.

Balloon Programs A balloon mortgage loan is a type of mortgage loan that has a short term (typically 5 or 7 years), but the monthly payment is computed using a 30 year term. When a borrower uses a balloon loan, he/she will make the monthly payment for the scheduled loan term (5 or 7 years). When this loan term is over, the borrower is required to pay off the remaining balance in one lump-sum payment. If the borrower decides not to sell the property after the loan term is over, the borrower has the option to refinance the mortgage with a new one. A 7/23 balloon mortgage gives the borrower the option to convert to a fixed rate program (for a nominal fee) after the initial term (7 years) is over. If the conversion feature is used, the interest rate for the remaining term of the loan (23 years) will be adjusted once to reflect market conditions, then remain fixed for the remainder of the loan term.
