Another way to find out how much you can spend on a home -- and to actually have your loan approved before you find a house to purchase -- is to take advantage of a mortgage pre-approval service, which is offered by many lenders.

The Annual Percentage Rate is a good tool in comparing different lenders and the total costs involved in financing your new home. The APR takes into consideration all the costs involved in getting a mortgage and give a clearer picture of what you are paying in interest. When you look just at the interest rate this sometimes can be deceiving since their are so many ways and programs available for mortgages. A lower interest rate is always realized with Adjustable Rate Mortgages at first and then the interest rate will increase over the years. Also a lower interest rate cannot always be seen as a better deal because the lender could be charging more fees that will offset the benefit of the lower interest rate.

Pre Foreclosure Sale - It is also called a short payoff. If you have a financial hardship, you may be allowed to sell your home for a fair market value even if the proceeds of the sale will not be sufficient to pay the loan in full. The shortage may be absorbed by us, the mortgage insurer, the investor or you may be required to pay some or all of the shortage over time. Detailed financial information and proof of hardship caused by circumstances beyond your control will be required for this option to be considered and may not be available on all mortgage types.

Writing Your Offer Another reason you need to have a clue about your down payment is because it affects how you write your offer to purchase a home. Not only are you required to put your down payment information in the offer, but different loan programs have different rules which also affect how you write your offer. This is especially important when dealing with FHA and VA loans.

Adjustable rate loans have more risk due to the possibility that the interest rate could increase. However, because you are assuming additional risk the lender will generally reward you with a lower interest rate and monthly payment during the initial fixed interest period. These loans are of particular benefit to borrowers that plan to either sell the property or refinance before reaching the adjustable period.

What Are Discount Points? Discount points allow you to lower your interest rate. They are essentially prepaid interest, with each point equaling 1% of the total loan amount. Generally, for each point paid on a 30-year mortgage, the interest rate is reduced by 1/8 (or .125) of a percentage point. When shopping for loans, ask lenders for an interest rate with 0 points and then see how much the rate decreases with each point paid

What happens after I apply? The lender initiates a credit check and arranges for an appraisal of the property you plan to buy (or the current property you want to refinance). The appraisal assures you and the lender that the property has fair market value. The lender is investing in you and, in the unlikely event of default on your loan, the property must be worth enough to settle the debt.

Changing At Renewal - If we collect funds through escrow for your insurance and you wish to change insurance companies at the time your current policy comes up for renewal, we will pay the premium for the new policy from funds currently held in your escrow account. However, you must contact our Customer Service area at 1.800.367.6448 at least one month prior to the renewal date and advise us you are changing companies, so we do not pay the renewal premium for your old policy. You must also make sure your agent sends us the premium billing for the new policy before the old policy expires. When changing insurance companies, the effective date of the new policy must be the same as the expiration date of the old policy, so there is no lapse in coverage.

Also it is important to note that if you are planning to move out of your home in a few years then the benefits of achieving a lower monthly payment may not cover the costs involved when refinancing.

What is escrow?

Quite often only a portion of their loan programs are portfolio product. If they are offering fixed rate loans or government loans, they are certainly engaging in mortgage banking as well as portfolio lending.

Is a Closing Cash Saver loan for me? Closing Cash Saver loan is designed to provide you with a rebate to cover your non-recurring closing costs. While these loans are most commonly associated with refinances, they can also apply to purchases. Closing Cash Saver loans will generally have a higher interest rate than loans in which you pay closing costs out of pocket. Consequently they are a good option for borrowers that plan to keep their mortgage for less than five years.

What is the property worth? The lender will want to know the value of the prospective home. The loan amount approved will depend on the value of the property to be determined by an appraiser. This appraisal is to ensure that the lender can recover the money he lends, even if you stop making payments. If the borrower fails to repay the loan, the lender has the right to sell the home to pay off the loan -- a process known as foreclosure.

Stated income mortgage products: In qualifying for these products, the lender will not require you to provide standard explanations of your income, such as tax returns. This means that there is no verification of your income, but you must state the source of your income. Individuals likely to be interested in a stated income loan are typically self-employed or individuals who write-off a large portion of their income such as contractors, waiters & waitresses.

If the down payment on your home is less than 20%, your lender will probably require that you get private mortgage insurance. This insurance insures the lender against possible default on the loan. It is not to be confused with mortgage life insurance or homeowners insurance. The cost of PMI is divided into two parts. The first part is a payment made at the loan closing. The second part is an ongoing payment made each month along with the principal and interest payment.
