It doesn’t generally work like that anymore. Most of the money for home loans comes from three major institutions: Fannie Mae (FNMA - Federal National Mortgage Association) Freddie Mac (FHLMC – Federal Home Loan Mortgage Corporation) Ginnie Mae (GNMA – Government National Mortgage Association).

Cash-out refinancing differs from a home equity loan in a couple of ways. First, a home equity loan is a separate loan on top of your first mortgage; a cash-out refi is a replacement of your first mortgage. Second, the interest rate on a cash-out refinancing is usually, but not always, lower than the interest rate on a home equity loan.

Mortgage Insurance

As for lending institutions, each type of lender has strengths and weaknesses. Quality within each branch or office can vary, depending on the loan officer, the support staff, and a variety of other factors.

Conventional loans do not require mortgage insurance with a LTV of 80% or less. And special programs like the FHA, VA, and others may not require any down payment.

In the olden days, when someone wanted a home loan they walked downtown to the neighborhood bank or savings & loan. If the bank had extra funds laying around and considered you a good credit risk, they would lend you the money from their own funds.

Title Charges A title is the document that shows who owns a property. It is necessary for an attorney to examine a title to make sure there are no problems that would prevent you from having clear (legal) title. It is also necessary to get title insurance in case someone else should try to claim title to your property. Fees for title examination and title insurance will be included in the closing costs.

Home equity line of credit (HELOC):

In our example, at 7.125% the loan officer and branch would earn one point and have some money left over. This could be used to pay some of the fees (processing, documents, etc), which is how you get a no fees -no points mortgage. You just pay a higher interest rate.

Why is the Annual Percentage Rate (APR) on the Truth in Lending Disclosure higher than the rate shown on my mortgage note? The APR rate reflects the cost of your mortgage loan as a yearly rate. This rate is generally higher than the rate stated on your mortgage note because the APR includes other costs, such as origination fee, loan discount points, and pre-paid interest. The APR allows you to compare, in addition to the interest rate, the total cost of financing your loan, among various lenders.

Correct any inaccuracies in your credit record before you apply for a mortgage loan. The process can take up to 30 days, so reviewing your records well in advance of applying for a mortgage is also important.

Property Insurance Why do I need insurance on my property?

Your debts The lender will look at the monthly debt such as loan payments, charge cards, child support, made monthly by the applicant. The percentage of debts to income is known as the debt-to-income ratio. A good goal is to spend about 38% of your income on all debts including the contemplated mortgage payment.

Until I learned about a reverse mortgage through a friend who had gotten one, I was pinching pennies and borrowing from my daughter. I had lost my independence. Now that I have received my reverse mortgage, I have money in my pocket, peace of mind and I am happy again! Senior from Florida

If you choose to convert to a fixed interest rate, the conversion rate may be higher than your adjustable rate, and slightly higher than the current market rate for new fixed rate loans. However, the cost to convert your ARM to a fixed rate loan is usually substantially lower than the cost of refinancing.

Principal The original balance of money loaned, excluding interest; also, the remaining balance of a loan, excluding interest.
