As a general rule, lenders do not allow the monthly payment to exceed 25% to 33% of gross monthly income. Other lenders have more flexible debt-to-income ratios. By adding in the costs of closing your loan to the amount mortgaged the borrower can realize the benefits of a lower interest rate and lower monthly payments. This is a substantial advantage to those that cannot afford immediate payment of refinancing charges, but would like to take advantage of lower interest rates. What is an ARM loan? ARM stands for Adjustable Rate Mortgage. With an ARM loan, the interest rate and the monthly principal and interest payment change (adjust) periodically. The timing, frequency, and methodology of the adjustments are outlined in the loan documents. The right kind of loan at a competitive rate is obviously important. So are prompt and thorough underwriting procedures that result in rapid progress through the approval process. What happens after I apply? The lender initiates a credit check and arranges for an appraisal of the property you plan to buy (or the current property you want to refinance). The appraisal assures you and the lender that the property has fair market value.
