Quite often only a portion of their loan programs are portfolio product. If they are offering fixed rate loans or government loans, they are certainly engaging in mortgage banking as well as portfolio lending. PORTFOLIO LENDERS Portfolio lenders are usually Savings & Loan institutions, and sometimes banks. They are called portfolio lenders because they tend to originate loans for their own portfolio (usually adjustable rate loans), not for resale in the secondary market. As of mid-1999, The Financial Freedom Plan was available in six states (Arizona, California, Colorado, Nevada, Oregon, Utah, and Washington), but is expected to be extended to other states. A reverse mortgage is a sophisticated financial planning tool that enables seniors to stay in their home -- or age in place -- and maintain or improve their standard of living without taking on a monthly mortgage payment. The process of obtaining a reverse mortgage involves a number of different steps. One additional advantage is that mortgage brokers tend to attract a high number of the most qualified loan officers. This is not universal, because mortgage brokers also serve as the training ground for those just entering the business. If you have a new loan officer and there is something unique about you or the property you are buying, there could be a problem on the horizon that an experienced loan officer would have anticipated. A New Advantage For Seniors Who Own Their Homes One way to be able to enjoy the golden years has many seniors reaching for their phones. The reverse mortgage, a type of home equity loan, is fulfilling the financial needs of thousands of seniors across the country, offering them continued security and independence. Be careful about submitting multiple loan applications or line of credit applications. Some lenders will also look at how many inquiries have been made into your credit report recently. They might believe that a large number of inquiries means that you have applied for a large amount of credit recently. Points are tax deductible when you purchase a home and you may be able to negotiate for the seller to pay for some of them. What is a rate lock-in? A lock-in, or rate lock option, ensures the borrower a commitment to a specified mortgage rate, including not only the interest rate but also its discount/origination points. The borrower must agree with an authorized representative of East West Mortgage Company for a specific interest rate in order to choose this option. It is also possible to choose not to lock-in a specific rate, but instead to float for a certain number of days. Floating means simply a borrower electing to have interest rates move up and down according to market conditions until a specific rate is elected to be locked-in. All borrowers electing this option must lock-in a rate and its discount points at least five (5) business days prior to a scheduled settlement, or else your settlement will be delayed. Start by taking a careful look at your current assets (including income, savings, investments, IRAs, life insurance, pensions and corporate thrift plans, and equity in other real estate, etc.) and liabilities (including outstanding loans, credit card balances, etc.).
