todays mortgage rates - Michigan MI: Loans & Mortgages :: Refinancing :: Bad credit loans :: First time buyers home loans :: Advice on the best loan for you :: Mortgage advisor. Yes. The two basic types of mortgages are fixed rate and adjustable rate. They will often pay more compensation to their loan officers for originating a portfolio product than for originating a fixed rate loan. You may also find that they are not as competitive as mortgage bankers and brokers in the fixed rate loan market, though this is no longer a hard and fast rule. Almost all loan officers are paid on commission. The amount earned by the loan officer and the branch is subject to a split -- just like real estate agents. Part of it goes to the loan officer and part goes to the branch. Any fees that are not part of the points go to the branch (or company) and are not subject to the split. Title Insurance Title insurance will be included in the closing costs to insure that no other party can claim title to your property. Private Mortgage Insurance also enables mortgage companies to grant loans that would otherwise be considered too risky to be purchased by third party investors like the Federal National Mortgage Association (FNMA) and the Federal Home Loan Mortgage Corporation (FHLMC). The ability to sell loans to these investors is critical to maintaining mortgage market liquidity, which in turn, allows mortgage companies to continue originating new loans. What is refinancing, and when should I apply for it? Refinancing involves obtaining a new mortgage loan on a property already owned - often to replace existing loans on the property. When the mortgage rates are low, it may be a good time to refinance. Refinancing can save you money on your monthly mortgage payments. When do I need Private Mortgage Insurance (PMI)?Our No-Cost program will lower your rate at no cost to you. We pay all of the closing costs such as title fees, appraisal fees, and credit report fees. There are no loan fees or prepayment penalties, and nothing is added to your loan balance. Indeed, as far as lenders are concerned, the most important time period in your credit history is just the preceding year or two. According to guidelines established by Fannie Mae (the Federal National Mortgage Association), you do have some leeway for occasional late payments. Mortgage Insurance This is an insurance policy that pays mortgage lenders for part of their financial losses if a borrower fails to fully repay a loan. Mortgage insurance makes it possible to buy a home with a low down payment. What types of insurance do I need to know about? Recording and Transfer Charges A record of your home purchase will be on file with your local government , and there is a small fee to cover the cost of paperwork. How do I apply for a loan? What is escrow analysis? Escrow analysis is the process used to determine if the escrow portion of your payment is enough to pay your escrow items (usually tax and insurance bills) for the coming year. The method and format of the analysis is prescribed by federal regulation. The first step in the escrow analysis process is forecasting or estimating the amounts of each of the escrow items we will pay on your behalf in the coming year. Based on these estimates, we then adjust your monthly escrow collection to insure we will have sufficient funds to pay these bills when they become due. We also determine the current escrow balance needed to pay these upcoming bills, and compare this amount with the balance actually in your escrow account at the time of the analysis. Due to changes in the amount of tax and insurance bills, we often discover there is either a surplus or a shortage in your escrow account. One private company has also designed and offers its own proprietary reverse mortgage product. Financial Freedom Senior Funding Corporation, based in Irvine, CA, offers directly and through correspondent lenders a product called the Financial Freedom Plan. A jumbo reverse mortgage, it is available in larger sizes than possible under the Fannie Mae or HUD programs. The Financial Freedom Plan is only available in a limited number of states. As of mid-1999, The Financial Freedom Plan was available in six states (Arizona, California, Colorado, Nevada, Oregon, Utah, and Washington), but is expected to be extended to other states. |
