What is the APR? To protect the public, congress decided that a more precise measure of the true cost of a mortgage loan was needed. The concept of the annual percentage rate (APR) was developed to more accurately reflect this cost factor. The APR represents not only the rate of interest charged on the loan but certain other pre-paid finance charges. These costs are expressed in terms of percent and may include, among other costs, the following: origination fees, loan discount points, private mortgage insurance premiums, and the estimated interest pro-rated from the closing date to the end of the month.

Conventional loans do not require mortgage insurance with a LTV of 80% or less. And special programs like the FHA, VA, and others may not require any down payment.

What type of insurance coverage do I need? We recommend you discuss this matter with your insurance agent to be sure you have the type and amount of coverage which best meets your needs. We require your home be insured for at least dwelling coverage; however, contents coverage is at your option. If your property is located in an area which the government has designated as a special flood hazard area, you may also be required to obtain flood insurance for your property.

Pre-approval is a new trend in the mortgage industry that allows a borrower to be pre-approved for a loan before shopping for a home. Sellers and real estate agents will know you are a serious and qualified buyer. Pre-approval can be obtained within seven days of filling out the online loan application. Final approval of the loan will be subject to an appraisal of the property.

FHA Financing

Repayment Plans - These are verbal agreements allowing you to make a full payment and late charge plus a portion of another payment each month until you bring your loan current. These plans typically last no longer than four months. For example, if you are unable to make your payment this month, you may be allowed to establish a repayment plan where you would make one and one-half payments (plus late charge) next month and the following month to bring your loan current.

Why is the Annual Percentage Rate (APR) on the Truth in Lending Disclosure higher than the rate shown on my mortgage note? The APR rate reflects the cost of your mortgage loan as a yearly rate. This rate is generally higher than the rate stated on your mortgage note because the APR includes other costs, such as origination fee, loan discount points, and pre-paid interest. The APR allows you to compare, in addition to the interest rate, the total cost of financing your loan, among various lenders.

In order to protect the investment both you and Principal Residential Mortgage, Inc. have made in your home, it is required that you maintain adequate insurance coverage on your property at all times. Without this coverage, there may not be funds available to repair your home in the event it is damaged.

What are closing costs? Once a loan has been approved by the lender, the buyer is asked to go to settlement to sign papers, and the loan process is complete! There are certain costs involved in closing a loan which usually amount to about 2%-6% of your mortgage loan. For example, if your mortgage loan is $85,000, your closing costs might range from $1700 to $5100. These closing costs will be in addition to your down payment on the house.
