Realtors have differing opinions and, as a group, their opinions have changed over time. In the past, most would often recommend portfolio lenders - because they almost always closed the deal. As time passed, mortgage bankers and mortgage brokers became more important, and agents switched along with the changing times.

Zero points is called par pricing. Numbers in parentheses indicate premium or rebate pricing, meaning that instead of having a cost, money is actually paid back to the loan officer and the branch for originating a loan at that rate.

Mortgage Brokers Mortgage Brokers are companies that originate loans with the intention of brokering them to wholesale lending institutions. A broker has established relationships with these companies. Underwriting and funding takes place at the wholesale lender. Many mortgage brokers are also correspondents, which is why many of them also claim to be mortgage bankers. Mortgage brokers deal with lending institutions that have a wholesale loan department.

Origination Fees Your lender will charge a fee to cover the administrative cost of processing your loan. This fee is usually a small percentage of the loan amount.

Depending on the reason for the delinquency, your future financial outlook, and the type of mortgage you have, some or all of the following options may be available to you.

Once your credit check, appraisals and verifications are complete, this “credit package” is reviewed by an underwriter who makes the loan decision. If your loan is approved, your lender will issue you a loan commitment (a binding agreement) to lend you the money. The commitment spells out all the details of the loan including all charges and fees, closing requirements, and any important conditions including: A list of documents you will need for closing; Information on when the commitment expires; and Important information you should know when closing on your home. The loan commitment may also may have certain conditions that you must meet before the loan is granted—bills you must pay off, or special requirements of the homeowners association, fox example.

Normally, PMI may be removed if you have reduced the principal amount of your loan to 80% or lower than the original purchase price. It also may be removed if you have obtained an independent appraisal stating that the outstanding principal amount of the loan is 80% or lower than the appraised value. Some lenders do not require PMI. Instead, they may increase their origination fee and/or the interest rate on the loan. This can represent a significant advantage to the borrower since PMI premiums are not deductible for tax purposes and mortgage interest is usually deductible.

Be careful about submitting multiple loan applications or line of credit applications. Some lenders will also look at how many inquiries have been made into your credit report recently. They might believe that a large number of inquiries means that you have applied for a large amount of credit recently. If you apply for new lines of credit, lenders might believe that you have been turned down by other lenders. Lenders also are wary if they believe that you are accumulating new credit accounts, which might indicate you have become a poor credit risk. What is the difference between a Home Equity Loan and a Home Equity Line of Credit?

What is the minimum down payment? Different interest rates, loan terms, and private mortgage insurance are based on your down payment. Some programs require 20 percent down payment. There are special low down payment programs available if you qualify.

Not so popular nowadays, though, is the endowment policy. This is an equity-based investment with a contract that usually lasts the same length of time as the mortgage term, and which, on maturity, should amount to enough to pay off the capital of your loan. All too frequently though, in recent times, endowment policies have been failing policyholders and leaving them with massive shortfalls.

Essentially, the amount of money you can borrow will be determined by the size of the monthly payment you can afford. As a general rule, lenders do not allow the monthly payment to exceed 25% to 33% of gross monthly income. Other lenders have more flexible debt-to-income ratios.

Selling these seasoned loans frees up more money for the portfolio lender to make more loans, which is another way that portfolio lenders engage in mortgage banking. If the loans are sold, they are packaged into pools and sold on the secondary market. You will probably not even realize your loan is sold because, quite likely, you will still make your loan payments to the same lender, which has now become your servicer.
