Is my interest rate guaranteed? It is important to ask the lender how long they guarantee the quoted interest rate. Some lenders guarantee the rate for 20, 30, 45, 60 or 90 days. Other lenders may only agree to set a rate when the loan is approved. On occasion, lenders will not set a rate for the loan until just before closing. A longer guarantee period allows you to protect the rate for a longer length of time, which could be beneficial to you in a volatile interest rate market. Also, be sure to inquire whether long guarantee periods are available and what additional costs may be involved.

How are surpluses and shortages handled? If your escrow analysis reflects a surplus over $50.00, a check for the surplus will be sent to you along with your escrow analysis. If the surplus is less than $50.00, this amount will be divided by twelve and used to reduce your monthly escrow payment. If your escrow analysis reflects a shortage, we collect the shortage over the next twelve months by adding one-twelfth of the shortage amount to your monthly mortgage payment. If you prefer, you may pay the shortage in full, and we will adjust your monthly payment amount accordingly.

Deduct that amount from the total the lender wants you to spend on housing costs and consumer debt combined. Now you know the maximum the lender wants you to spend for housing costs, unless the figure is greater than 33% of your monthly income (there are exceptions, of course).

When will my escrow account be analyzed? Usually, your escrow account will be analyzed once each year, and your new monthly payment will be effective on the anniversary of your first payment due date. You will receive your Annual Escrow Analysis and a new supply of payment coupons during the month before the effective date of your new payment.

You see, what happens behind the scenes is that your loan got packaged into a pool with a lot of other loans and sold off to one of the three institutions listed above. The servicer of your loan gets a monthly fee from the investor for processing payments and taking care of your loan. This fee is usually only 3/8ths of a percent or so, but the amount adds up. Mortgage lenders are more likely to lend money to people who have worked several years at the same job or the same type of job. A Verification of Employment Document will be requested by the lender to verify your work history.
