Although mortgage lenders provide the mortgage funds, the FHA sets underwriting standards for approving applicants. In many cases, FHA underwriting guidelines are more lenient than conventional (not government insured or guaranteed) underwriting guidelines. This leniency makes it easier for borrowers to qualify for a mortgage loan (low down payment requirements and a higher monthly debt allowance). FHA limits the types of loan programs it insures, but it will insure the more popular 30 year fixed, 15 year fixed and one year adjustable loan programs. However, borrowers are limited to the amount that they can borrow using an FHA-insured mortgage. Applicable loan limits differ by county, so contact your local HUD office or The Mortgage Expert for specifics. Zero points is called par pricing. Numbers in parentheses indicate premium or rebate pricing, meaning that instead of having a cost, money is actually paid back to the loan officer and the branch for originating a loan at that rate. Most lenders want to see 24 months of on-time mortgage payments in order to approve a best credit loan. So, if you get that 2/28 loan with a two-year prepayment penalty, you can pay the higher interest rate, rebuild your credit, and refinance for a better interest rate at the end of two years. If you believe interest rates are going to increase, this may be the best option for you. What is an ARM loan? ARM stands for Adjustable Rate Mortgage. With an ARM loan, the interest rate and the monthly principal and interest payment change (adjust) periodically. The timing, frequency, and methodology of the adjustments are outlined in the loan documents. Adjustable Rate Mortgages (ARMs)The front ratio is the percentage of your monthly gross income (before taxes) that is used to pay your housing costs, including principal, interest, taxes, insurance, mortgage insurance (when applicable) and homeowners association fees (when applicable). The back ratio is the same thing, only it also includes your monthly consumer debt. Consumer debt can be car payments, credit card debt, installment loans, and similar related expenses. Auto or life insurance is not considered a debt. When to RefinanceForbearance Plans - These are written agreements which may call for a short period of reduced or suspended payments followed by a period of regular and increased payments. Detailed financial information and proof of hardship caused by circumstances beyond your control will be required for this option to be considered and may not be available on all mortgage types. Be careful about submitting multiple loan applications or line of credit applications. Some lenders will also look at how many inquiries have been made into your credit report recently. They might believe that a large number of inquiries means that you have applied for a large amount of credit recently. If you apply for new lines of credit, lenders might believe that you have been turned down by other lenders. Lenders also are wary if they believe that you are accumulating new credit accounts, which might indicate you have become a poor credit risk. Title Insurance Title insurance will be included in the closing costs to insure that no other party can claim title to your property. The formulas these calculators use are similar to ones most lenders use when underwriting a loan application. They can help you estimate: The approximate monthly payment you can afford (including principal, interest, taxes and insurance), and The approximate loan amount this payment may represent. Deduct that amount from the total the lender wants you to spend on housing costs and consumer debt combined. Now you know the maximum the lender wants you to spend for housing costs, unless the figure is greater than 33% of your monthly income (there are exceptions, of course). |
