With interest rates at an all time low and looking to stay that way, now is a fine time for mortgage borrowers. For those with repayment mortgages, where every monthly payment chips away at both the capital owing and the interest on the loan, things should be ticking along nicely. For those with interest-only mortgages, though, the outlook is slightly different. When will you know my new interest rate? If you have an FHA or VA ARM loan, we will mail you a letter showing your new interest rate approximately six weeks before your new payment amount is due. If you have a conventional ARM loan, we will mail you a letter showing your new interest rate approximately eight weeks before your new payment amount is due. One way you used to be able to distinguish a direct lender was from the fact that the loan documents were drawn up in their name, but this is no longer the case. Even the tiniest mortgage broker can make arrangements to fund loans in their own name. If your credit cards are maxed out, a lender might believe you could have future difficulties in managing debt and making payments If you have large lines of credit available, lenders might believe that you could run into unmanageable debt in the future Lenders also are wary if they believe that you are accumulating new credit accounts, which might indicate you have become a poor credit risk If you apply for new lines of credit, lenders might believe that you have been turned down by other lenders It doesn’t generally work like that anymore. Most of the money for home loans comes from three major institutions: Fannie Mae (FNMA - Federal National Mortgage Association) Freddie Mac (FHLMC – Federal Home Loan Mortgage Corporation) Ginnie Mae (GNMA – Government National Mortgage Association). Mortgage insurance protects the lender and investor, or owner of the loan, against loss if the borrower defaults in their repayment of the loan. This type of insurance is typically required on loans where the borrower makes a down payment of less than 20 percent. Without the added protection of mortgage insurance, most lenders would not be willing to make loans to borrowers with small down payments. Any premiums collected for the payment of mortgage insurance on your loan are remitted to the company or agency providing the insurance coverage. PORTFOLIO LENDERS Portfolio lenders are usually Savings & Loan institutions, and sometimes banks. They are called portfolio lenders because they tend to originate loans for their own portfolio (usually adjustable rate loans), not for resale in the secondary market. The distinction gets blurred because most portfolio lenders also engage in mortgage banking.Changing At Renewal - If we collect funds through escrow for your insurance and you wish to change insurance companies at the time your current policy comes up for renewal, we will pay the premium for the new policy from funds currently held in your escrow account. However, you must contact our Customer Service area at 1.800.367.6448 at least one month prior to the renewal date and advise us you are changing companies, so we do not pay the renewal premium for your old policy. You must also make sure your agent sends us the premium billing for the new policy before the old policy expires. When changing insurance companies, the effective date of the new policy must be the same as the expiration date of the old policy, so there is no lapse in coverage. Conventional FinancingWhat does the application consist of? The typical application is basically an outline of who you are, the property you want to buy or refinance, and your financial assets and liabilities. Private Mortgage Insurance What is it? Private Mortgage Insurance is a type of insurance that helps protect the mortgage company against losses due to foreclosure for conventional loans. This protection is provided by private mortgage insurance companies and allows mortgage companies to accept lower down payments than would normally be allowed. Can I convert my loan to a fixed interest rate? Some ARM loans give you the option of converting your loan from an ARM to a fixed rate loan. This opportunity is usually only available for a limited period of time. If the loan is not converted to a fixed rate during this time period, the interest rate will continue to adjust for the life of the loan. Please refer to your loan agreement to determine whether or not your loan contains a conversion option. If it does, the loan documents will specify when this option is available, and how the conversion rate is calculated. Usually, larger mortgage bankers are much better at promoting special first time buyer programs, cooperating with states and local governments. These programs will have slightly lower interest rates and costs than the current market rate. To qualify for these programs, your income must usually fall below a median average for the area and you must not have owned your residence for the last three years. How long before I can get my loan? The settlement closing of a loan requires about 30 days from the date of the locked-in rate. While at settlement, you will read and sign numerous documents related to the purchase or refinance of your property. Your settlement agent will be able to answer any questions you may have regarding these documents. Settlements usually run smoothly and are completed within 60 minutes. With interest-only mortgages, as the name suggests, each monthly repayment pays off some of the interest on the loan, but none of the capital. The idea is that, alongside your mortgage, you set up an investment vehicle into which you pay a regular sum with a view to building up a large enough investment to pay off the capital on your mortgage. |
