Should I choose a fixed rate or adjustable rate loan? Fixed rate loans have a stated interest rate that does not change over the life of the loan, whereas the rates on adjustable rate loans are linked to an index and change as the index rate changes. Many mortgages, such as a 5-Year Fixed (30 Year), start as a fixed rate loan and then convert to an adjustable rate. Adjustable rate loans have more risk due to the possibility that the interest rate could increase. However, because you are assuming some of the risk the lender will generally reward you with a lower interest rate. Hazard Insurance This insurance is a contract that protects you from any financial losses on your property that might result because of fire, flood, or any other hazards.

What does it mean to have 0 points or 1 point or 2 points? A point is one percentage of the loan amount. Lenders offer rates which may be lower but require paying points. A rate of 7.875% with 1 point for a loan of $100,000 would require the borrower to pay a total of $1000 to the lender upon settlement of the loan. A rate of 8.000% with 0 points will require no payment to the lender, but the interest rate is slightly higher. Points will lower rates and are of benefit if you have some cash for the down payment and can therefore lower the rate. You should intend to keep the loan for its full term.

Deed-in-lieu of Foreclosure - It is also called a voluntary conveyance. If you have a financial hardship and you have made a good faith effort to sell your home but have been unable to, you may be allowed to deed your property to us, the mortgage insurer or the investor. Detailed financial information and proof of hardship caused by circumstances beyond your control will be required for this option to be considered and may not be available on all mortgage types.

The loan is called a reverse mortgage because the direction of payments is reversed - the lender pays the borrower rather than the other way around. The borrower can receive the funds in their choice of a lump sum payment, line of credit, monthly payments for as long as they live in the home, or any combination of these choices. Some programs offer monthly payments for a specific period of time, while others can be combined with an annuity to offer monthly payments for life, no matter where you live. The borrower can remain in the home for the rest of their life should they choose to do so. No repayment is required until the borrower permanently vacates the home.

Benefits of Refinancing

The guidelines are just guidelines and they are flexible. If you make a small down payment, the guidelines are more rigid. If you have marginal credit, the guidelines are more rigid. If you make a larger down payment or have sterling credit, the guidelines are less rigid. The guidelines also vary according to loan program. FHA guidelines state that a 29/41 qualifying ratio is acceptable. VA guidelines do not have a front ratio at all, but the guideline for the back ratio is 41.
