For larger down payments, they will tend to make allowances or exceptions to the rules. How do I request a payoff statement? To request a payoff statement for your loan be mailed or faxed to you, log into the Home Loan Service Center and select the Statement Center option, then select Payoff Statement, or call our office at 1.800.367.6448 and select Option 2 from the Automated Loan Information Line. The statement will provide you with the exact amount needed to pay off your loan by a specific date, and other important information regarding paying your loan in full. Ordering the statement does not obligate you to pay the loan in full. What is the APR? To protect the public, congress decided that a more precise measure of the true cost of a mortgage loan was needed. The concept of the annual percentage rate (APR) was developed to more accurately reflect this cost factor. The APR represents not only the rate of interest charged on the loan but certain other pre-paid finance charges. These costs are expressed in terms of percent and may include, among other costs, the following: origination fees, loan discount points, private mortgage insurance premiums, and the estimated interest pro-rated from the closing date to the end of the month. An alternative to paying points is to receive a credit from the lender in exchange for a higher interest rate. Whereas points are added to your closing costs, a credit is used to reduce your closing costs. Once again, you can receive a credit of approximately one point by raising your interest rate .25%. They will often pay more compensation to their loan officers for originating a portfolio product than for originating a fixed rate loan. You may also find that they are not as competitive as mortgage bankers and brokers in the fixed rate loan market, though this is no longer a hard and fast rule. |
