What is Prepaid Interest? This is interim interest that accrues on the mortgage loan from the date of the settlement to the beginning of the period covered by the first monthly payment. Since interest is paid in arrears, a mortgage payment made in June actually pays for interest accrued in the month of May. Because of this, if your closing date is scheduled for June 15, the first mortgage payment is due August 1. The lender will calculate an interest amount per day that is collected at the time of closing. This amount covers the interest accrued from June 15 to July 1.

What Are Discount Points? Discount points allow you to lower your interest rate. They are essentially prepaid interest, with each point equaling 1% of the total loan amount. Generally, for each point paid on a 30-year mortgage, the interest rate is reduced by 1/8 (or .125) of a percentage point. When shopping for loans, ask lenders for an interest rate with 0 points and then see how much the rate decreases with each point paid

One of the latest trends in the mortgage industry involves pre-approving borrower loans. Prospective buyers will know what they can afford before shopping for a home. When you pre-approve, home sellers and real estate agents will know you are a serious buyer. Being approved for a loan makes the home-shopping process much more efficient and productive. Locking In Lenders are often asked whether to lock in a loan or to float your interest rate in hopes of getting a better rate. Unless you can predict the future of our economy, The Expert strongly advises each borrower to lock in his or her loan upon completion of an application or at the earliest possible time allowed by your lender. Rates change with most programs without notice. By the time you learned about negative information in the sensitive interest rate market, it would probably be too late to capture the old prices. The Expert has learned that things get bad a whole lot faster than things get good and suggests that each borrower lock their rate when they can. You will sleep well at night knowing that you have a payment you can live with.

One way you used to be able to distinguish a direct lender was from the fact that the loan documents were drawn up in their name, but this is no longer the case. Even the tiniest mortgage broker can make arrangements to fund loans in their own name.

Usually, larger mortgage bankers are much better at promoting special first time buyer programs, cooperating with states and local governments. These programs will have slightly lower interest rates and costs than the current market rate. To qualify for these programs, your income must usually fall below a median average for the area and you must not have owned your residence for the last three years.

Private Mortgage Insurance What is it? Private Mortgage Insurance is a type of insurance that helps protect the mortgage company against losses due to foreclosure for conventional loans. This protection is provided by private mortgage insurance companies and allows mortgage companies to accept lower down payments than would normally be allowed.

Are there fees? Who pays them? and How are they paid? Fees such as appraisal, title, escrow, and credit report fees are being incurred, but the new lender pays for everything to get you as their client. Indeed, as far as lenders are concerned, the most important time period in your credit history is just the preceding year or two. According to guidelines established by Fannie Mae (the Federal National Mortgage Association), you do have some leeway for occasional late payments.

Principal The principal is the amount of money you borrowed. Each month when you make your mortgage payment, you are paying back a small portion of the principal. The longer the payments are amortized (over 30 years for example), the more the payments go to reduce the principal you owe; over time, interest will become a smaller part of your monthly payment. Any company that does this is considered to be a mortgage banker. They can very greatly in size. Some may service the loans they originate, but not all of them will. Most true mortgage bankers have wholesale lending divisions.
