home mortgage - Louisiana LA: Loans & Mortgages :: Refinancing :: Bad credit loans :: First time buyers home loans :: Advice on the best loan for you :: Mortgage advisor.

What is involved in the closing? This is the day you’ve been waiting for, the final step before you own your new home or complete the refinancing of your current home. At the closing you, the seller, the lender and the attorneys for all involved validate, review and sign all documents relating to the purchase or refinance. The lender provides the check for the loan amount. You receive the title to your property and the keys to your new home.

The company you make your payments to very rarely owns your loan. They are the servicer of your mortgage. They are called the servicer because they are simply servicing your loan for the institution that does own it.

How do I know which type of mortgage is best for me? Since some mortgage options are less conservative than others, it is important to determine if you are a “risk-taker” or if you prefer more stability in your financial dealings.

Assumptions An assumption takes place when the buyer of a property accepts responsibility for the repayment of an existing loan, with no change in terms, rather than obtaining a new mortgage. Whether or not a loan can be assumed, and the conditions under which it can be assumed, are outlined in the loan documents. These terms generally fall under one of three categories:

If the seller wishes to be released from liability on a loan which is freely assumable, the buyer and seller may request we complete a qualifying assumption. If we give credit approval of the buyer, we will release the seller from liability.

The conclusion of a transaction. In real estate, closing includes the delivery of a deed, financial adjustments, the signing of notes, and the disbursement of funds necessary to the sale or loan transaction.

Fannie Mae, a large private investor in home mortgages, has designed two of its own reverse mortgage products. These include the Home Keeper reverse mortgage, and Home Keeper for Home Purchase. The latter allows a senior to obtain a Home Keeper reverse mortgage in connection with the purchase of a new home in a single transaction. Fannie Mae purchases Home Keeper mortgages, as well as FHA HECMs, from private lenders that originate these loans. In fact, Fannie Mae is the largest investor in HECMs and in reverse mortgages overall.

Here are two calculators you can use to determine the maximum monthly mortgage payment you can afford -- the total debt to income ratio calculator and the housing to income ratio calculator.

Appraiser The appraiser will be hired by the mortgage broker or lender to determine the market value of your prospective home based on its condition and the selling prices of comparable homes recently sold in the area. This estimate helps the lender decide a reasonable loan amount for the mortgage.

Loan Payoff Is my principal balance the amount needed to pay my loan in full? No. The amount needed to pay your loan in full could also include interest, escrow advances, unpaid late charges, or other fees due on the loan. You must request a payoff statement to determine the exact amount needed to pay your loan in full.

If interest rates are trending up, it makes sense to lock in your rate. If interest rates are trending down, it makes sense to float your interest rate so that you can take advantage of a shorter lock-in period. When rates are fairly stable, it also makes sense to float your loan to take advantage of a lower price for a shorter lock-in.
