home loan types - Louisiana LA: Loans & Mortgages :: Refinancing :: Bad credit loans :: First time buyers home loans :: Advice on the best loan for you :: Mortgage advisor. Get the best quote under those conditions, then call the lender who was referred to you. Tell him what you found out and he will tell you if it is real or not -- and whether he will match it. Then you choose your lender. The Final Step - Almost Now you have to go to a mortgage calculator (click here) and plug in some numbers. In the payment area, put the figure you just calculated. Plug in the current fixed interest rate. If you are putting less than twenty percent down, add a half percent to the rate to allow for charges you will pay for mortgage insurance. Hit the calculate button and you should have your maximum mortgage amount. Add your down payment and you know your maximum purchase price. Locking In Lenders are often asked whether to lock in a loan or to float your interest rate in hopes of getting a better rate. Unless you can predict the future of our economy, The Expert strongly advises each borrower to lock in his or her loan upon completion of an application or at the earliest possible time allowed by your lender. Rates change with most programs without notice. By the time you learned about negative information in the sensitive interest rate market, it would probably be too late to capture the old prices. The Expert has learned that things get bad a whole lot faster than things get good and suggests that each borrower lock their rate when they can. You will sleep well at night knowing that you have a payment you can live with. What happens after my loan is paid in full? A check for any remaining balance in your escrow account will be mailed to you or your closing agent usually within ten business days after the date your payoff funds are received. Your release papers will be mailed within 30 days after the date your payoff funds are received, or such shorter time as may be required in some states. Pre-Approval can be obtained within a week of the completed loan application. If you are looking to purchase and would like to be pre-approved, simply fill out the preliminary application, and our loan officers will contact you quickly. The final loan approval is then subject to an acceptable property appraisal after you have chosen a home. Below is a sample of one section of a rate sheet for thirty-year fixed rate loans. Rate Cost . . . 6.250% 2.000 6.375% 1.500 6.500% 1.000 6.625% 0.500 6.750% 0.000 6.875% (.500) 7.000% (1.000) 7.125% (1.500) 7.250% (1.875) 7.375% (2.125) 7.500% (2.375) The rate sheet shows the interest rate and the cost to the loan officer, expressed in points. One point is equal to one percent of the loan. Example: If you make $5000 a month, with 33/38 qualifying ratio guidelines, your maximum monthly housing cost should be around $1650. Including your consumer debt, your monthly housing and credit expenditures should be around $1900 as a maximum This adjustment is based on changes in a pre-selected index, and will take place according to a pre-defined schedule (generally every six months or every year). Your interest rate and monthly payment will fluctuate based on changes in your index. The most common indices are the Treasury Bill, Certificate of Deposit (CD), LIBOR and COFI. Understand the difference between an equity loan and a credit line Equity loans are closed: You get all your money up front, then make payments on that fixed loan amount until the loan is paid. Equity credit lines are open: You can get an initial advance against the line, then reuse the line as often as you want during the period the line is open. If, on the other hand, you are unwilling to start pouring even more of your money into the stock market for fear of watching it disappear down the drain, there are other options. It is relatively easy to transfer from an interest-only to a repayment mortgage, and most lenders will let you do so, although you might have to pay a fee of, say, £50, says David Hollingworth of London & Country mortgages. Also, consider the following advice from the U.S. Department of Housing and Urban Development when applying for a loan: Be sure to read and understand everything before you sign. Refuse to sign any blank documents. Do not buy property for someone else. Do not overstate your income. Do not overstate how long you have been employed. Do not overstate your assets. Accurately report your debts. Do not change your income tax returns for any reason. Tell the whole truth about gifts. Do not list fake co-borrowers on your loan application. Be truthful about your credit problems, past and present. Be honest about your intention to occupy the house. Do not provide false supporting documents. Mortgage brokers also learn the hot points of various wholesale lenders and can handpick the lender for a borrower which may be unique in some way. He will be able to submit your loan to either a portfolio lender or a mortgage banker. Another advantage is that, if a loan gets declined for some reason, they can simply repackage the loan and submit it to another wholesale lender. It doesn’t generally work like that anymore. Most of the money for home loans comes from three major institutions: Fannie Mae (FNMA - Federal National Mortgage Association) Freddie Mac (FHLMC – Federal Home Loan Mortgage Corporation) Ginnie Mae (GNMA – Government National Mortgage Association). The right kind of loan at a competitive rate is obviously important. So are prompt and thorough underwriting procedures that result in rapid progress through the approval process. If I pay thousands in points and fees, would my rate be lower? Yes. However, it would also take years to break even on your fees. Paying costs assumes rates will never get better and you will never refinance or move. With No Cost loans you pay nothing, so you are free to take advantage of any future drops in interest rates. If you invest what you would have paid in fees in mutual funds, you will likely make money. No cost loans make sense if your new rate is lower than your old rate it is that simple. |
