What happens after I apply? The lender initiates a credit check and arranges for an appraisal of the property you plan to buy (or the current property you want to refinance). The appraisal assures you and the lender that the property has fair market value. The lender is investing in you and, in the unlikely event of default on your loan, the property must be worth enough to settle the debt. Two major agencies—the Federal National Mortgage Association (FNMA) or Fannie Mae and the Federal Home Loan Mortgage Corporation (FHLMC) or Freddie Mac—can purchase conforming loans. For lenders who sell their loans after they are closed, there is an extremely liquid market. But the availability of potential buyers is reduced greatly when the loan amount goes above the conforming limit. To attract enough buyers for these loans, a lender often increases the rate on non-conforming loans. The conforming loan limit is adjusted annually at year-end by FNMA and FHLMC. Some lenders also have their own guidelines for dollar differentiation between conforming and non-conforming loans. What is the property worth? The lender will want to know the value of the prospective home. The loan amount approved will depend on the value of the property to be determined by an appraiser. This appraisal is to ensure that the lender can recover the money he lends, even if you stop making payments. If the borrower fails to repay the loan, the lender has the right to sell the home to pay off the loan -- a process known as foreclosure. This is how it works now: You talk to practically any lender and apply for a loan. They do all the processing and verifications and finally, you own the house and now you have a home loan and you make mortgage payments. You might be making payments to the company who originated your loan, or your loan might have been transferred to another institution. As stated above, both PMI and FHA Mortgage Insurance protect the investor who owns the loan in the event of a default on the loan. These types of mortgage insurance do not pay off the loan on your behalf if something should happen to you. For information on optional insurance which could pay off your loan or make your monthly payments if something happens to you, please refer to Optional Products. What is the APR? To protect the public, congress decided that a more precise measure of the true cost of a mortgage loan was needed. The concept of the annual percentage rate (APR) was developed to more accurately reflect this cost factor. The APR represents not only the rate of interest charged on the loan but certain other pre-paid finance charges. These costs are expressed in terms of percent and may include, among other costs, the following: origination fees, loan discount points, private mortgage insurance premiums, and the estimated interest pro-rated from the closing date to the end of the month. If I pay thousands in points and fees, would my rate be lower? Yes. However, it would also take years to break even on your fees. Paying costs assumes rates will never get better and you will never refinance or move. With No Cost loans you pay nothing, so you are free to take advantage of any future drops in interest rates. If you invest what you would have paid in fees in mutual funds, you will likely make money. No cost loans make sense if your new rate is lower than your old rate it is that simple. What is the difference between a Home Equity Loan and a Home Equity Line of Credit?The Annual Percentage Rate is a good tool in comparing different lenders and the total costs involved in financing your new home. The APR takes into consideration all the costs involved in getting a mortgage and give a clearer picture of what you are paying in interest. When you look just at the interest rate this sometimes can be deceiving since their are so many ways and programs available for mortgages. A lower interest rate is always realized with Adjustable Rate Mortgages at first and then the interest rate will increase over the years. Also a lower interest rate cannot always be seen as a better deal because the lender could be charging more fees that will offset the benefit of the lower interest rate. Shop around for a mortgage Get mortgage quotes from at least three companies before deciding. Shopping Rates A very important reason you need to have at least some idea of your down payment is for shopping interest rates. Some loan programs charge a slightly higher interest rate for minimal down payments. Plus, the interest rates for different loan programs are not the same. For example, conventional, VA, and FHA all offer fixed rate loans. However, the rates vary from one program to another. If you shop lenders by phone, the loan officer will be able to tell which programs fit and quote you rates accordingly. However, if you are shopping on the internet, you have to have some idea of your loan program on your own. In addition to the principal and interest portion of your monthly payment, the terms of your loan agreement allow us to collect funds from you for the payment of your real estate taxes, insurance bills, and sometimes other items. These additional funds are referred to as the escrow portion of your payment.If interest rates are trending up, it makes sense to lock in your rate. If interest rates are trending down, it makes sense to float your interest rate so that you can take advantage of a shorter lock-in period. When rates are fairly stable, it also makes sense to float your loan to take advantage of a lower price for a shorter lock-in. Your debts The lender will look at the monthly debt such as loan payments, charge cards, child support, made monthly by the applicant. The percentage of debts to income is known as the debt-to-income ratio. A good goal is to spend about 38% of your income on all debts including the contemplated mortgage payment.
