With a reverse mortgage, the payment stream is reversed. That is, payments are made by the lender to the borrower, rather than monthly repayments by the borrower to the lender, as occurs with a regular home purchase mortgage. Assumptions An assumption takes place when the buyer of a property accepts responsibility for the repayment of an existing loan, with no change in terms, rather than obtaining a new mortgage. Whether or not a loan can be assumed, and the conditions under which it can be assumed, are outlined in the loan documents. These terms generally fall under one of three categories: You see, what happens behind the scenes is that your loan got packaged into a pool with a lot of other loans and sold off to one of the three institutions listed above. We base the monthly tax escrow collection for new loans on the information provided to us at the time your loan closed. For all other loans, we estimate your future tax bills based on the last amount we paid. If you believe the amount we have estimated is incorrect, you will need to contact your tax office for more information. Your tax office can either confirm the amount we have is correct, or provide you with something in writing which shows a different estimate. Yes, you can get loans with smaller down-payments. An important factor in understanding this is in the LTV (Loan to Value). This is simply the amount mortgaged in proportion to either the appraised value of the home or the sales price. The lender will always choose the lesser. If the appraised value is $90,000 and the sale value is only $80,000 then the lender will choose to base the LTV on $80,000. Lets say that you have saved up for a $5,000 down-payment for your new home. That means that you will have to have the remaining $75,000 mortgaged.Review your credit history to optimize your borrowing ability. Be sure that the information in your credit report is accurate. Inaccuracies or damage done by credit or identity fraud can seriously impact your credit rating and eligibility for the best mortgage loan programs. |
