A disadvantage is that mortgage brokers sometimes attract the greediest loan officers, too. They may charge you more on your loan which would then nullify the ability of the mortgage broker being able to shop for the lowest rate. Two major agencies—the Federal National Mortgage Association (FNMA) or Fannie Mae and the Federal Home Loan Mortgage Corporation (FHLMC) or Freddie Mac—can purchase conforming loans. For lenders who sell their loans after they are closed, there is an extremely liquid market. But the availability of potential buyers is reduced greatly when the loan amount goes above the conforming limit. To attract enough buyers for these loans, a lender often increases the rate on non-conforming loans. The conforming loan limit is adjusted annually at year-end by FNMA and FHLMC. Some lenders also have their own guidelines for dollar differentiation between conforming and non-conforming loans. If you’re looking for a mortgage with payments that will remain essentially unchanged over its term, or if you plan to stay in your new home for a long period of time, a fixed rate mortgage is probably right for you. With a fixed rate mortgage the interest rate you close with won’t change—and your payments of principal and interest remain the same each month—until the mortgage is paid off. The fixed rate mortgage is an extremely stable choice. You are protected from rising interest rates and it makes budgeting for the future very easy. But in certain types of economies, the interest rate for a fixed rate mortgage is considerably higher than the initial interest rate of other mortgage options. That is the one disadvantage of a fixed rate mortgage. Once your rate is set, it does not change and falling interest rates will not affect what you pay. Fixed rate mortgages are available with terms of 15 to 30 years with the 15-year term becoming more and more popular. The advantage of a 15-year over a 30-year mortgage is that while your payments are higher, your principal will be paid off sooner, saving you money in interest payments. Also, the rates may be lower with a 15-year loan.The correspondent may fund the loans themselves or funding may take place from the larger company. Either way, the loan is usually underwritten by the sponsor. It is almost like being a mortgage broker, except that there is usually a very strong relationship between the correspondent and their sponsor. What is mortgage insurance?The guidelines are just guidelines and they are flexible. If you make a small down payment, the guidelines are more rigid. If you have marginal credit, the guidelines are more rigid. If you make a larger down payment or have sterling credit, the guidelines are less rigid. The guidelines also vary according to loan program. FHA guidelines state that a 29/41 qualifying ratio is acceptable. VA guidelines do not have a front ratio at all, but the guideline for the back ratio is 41. Can you stop the payment of my real estate taxes if I am going to pay my loan in full? When you have an escrow account with us for payment of taxes, we are required to pay your taxes until your loan is paid in full. As a result, we cannot accept requests to stop tax payments; we will continue to disburse taxes as usual until we actually receive funds to pay your loan in full. With interest rates at an all time low and looking to stay that way, now is a fine time for mortgage borrowers. For those with repayment mortgages, where every monthly payment chips away at both the capital owing and the interest on the loan, things should be ticking along nicely. For those with interest-only mortgages, though, the outlook is slightly different. Benefits of RefinancingIf interest rates are trending up, it makes sense to lock in your rate. If interest rates are trending down, it makes sense to float your interest rate so that you can take advantage of a shorter lock-in period. When rates are fairly stable, it also makes sense to float your loan to take advantage of a lower price for a shorter lock-in. If the seller wishes to be released from liability on a loan which is freely assumable, the buyer and seller may request we complete a qualifying assumption. If we give credit approval of the buyer, we will release the seller from liability. |
